In the rental management industry, disputes over restoration costs at move-out and conflicts due to incomplete documentation of property condition at move-in remain significant challenges. Although the Ministry of Land, Infrastructure, Transport and Tourism has established guidelines for restoration-related disputes, on-site witnessing and paper-based records are still mainstream, relying heavily on the experience and judgment of individual staff. Additionally, management companies face severe labor shortages, making it urgent to improve the efficiency of witnessing operations and standardize quality.

Overview of the Joint Product

This product adds the following two services from Remodela to Nippon Insure's guarantee service:

(1) Move-in Inspection Service

Photographs the property condition at move-in using a smartphone, recording and digitizing the data. By comparing this data with records at move-out, it clarifies the scope of responsibility and establishes a foundation for fair restoration assessment.

(2) AI Move-out Witnessing Service

Utilizes AI video analysis technology to objectively analyze the interior condition at move-out, extracting scratches and stains. Furthermore, based on the tenant's report, it calculates the cost burden by comprehensively considering the Ministry's guidelines, the lease contract, and the length of occupancy. By obtaining the tenant's agreement, it prevents disputes.
