2. A "Second Brain Hub" to Emerge in Front of the High-Speed Rail Station in 2027

In front of the HSR Hsinchu Station (Zhubei area), a super-large redevelopment project is underway, attracting top IC design companies and foreign technology firms seeking to avoid space constraints in the Hsinchu Science Park.

MediaTek (聯発科技) plans to complete a massive R&D building in 2027, investing approximately NT$9 billion and accommodating about 3,000 top engineers.

The large-scale mixed-use development "Gateway Plaza" by a major developer is scheduled to open its North Tower (26 floors) in 2027 and its South Tower (40 floors) in 2029. This will establish the area in front of the HSR station as an urban cluster specializing in brains and design, expected to trigger cross-industry innovation in "AI/Semiconductor Design x Smart Healthcare/Biotechnology."
