WHERE Inc. (Headquarters: Bunkyo-ku, Tokyo; CEO: Takeo Akutsu; hereinafter "WHERE") has begun providing new functions for enterprise companies through its real estate AI tool "WHERE," which connects with landowners.
"WHERE" is a service that utilizes satellite data x AI technology to enable the discovery and evaluation of off-market real estate land, and allows users to obtain all necessary information for approaching landowners, such as ownership information and full details, all within a single product. This update aims to facilitate smoother approaches not only to individual landowners but also to corporate landowners, thereby supporting the operational efficiency of enterprise companies involved in large-scale real estate transactions.
Background
According to the Ministry of Land, Infrastructure, Transport and Tourism's "2023 Corporate Land and Building Basic Survey" (published September 2025), the total area of land owned by corporations reached approximately 28,967㎢ (as of January 1, 2023). Particularly, the area owned by corporate entities has consistently increased since 2003. Over the 20 years since the survey began, the land ownership area of corporate entities has expanded by approximately 24%, and opportunities to approach corporate landowners in real estate transactions and land acquisition are growing year by year.
On the other hand, when approaching corporate landowners, verifying the actual status of registered owners, understanding executive information, and conducting anti-social checks are indispensable. However, much of this information gathering relies on separate systems or paper documents, placing a significant burden on field personnel.
Furthermore, users utilizing "WHERE" in multi-member teams have frequently voiced requests such as, "Administrators want to grasp members' activity levels (number of acquired registered copies) in real-time," and "We want to manage information viewing permissions for each member."
These needs are particularly common among enterprise companies. Therefore, WHERE has simultaneously released two new functions to streamline corporate approach operations and strengthen the organizational usage management platform.
New Function ①: Acquisition of Commercial Registry
This function allows users to directly acquire and view commercial registries (current full transcript of registration) on WHERE after obtaining ownership information, if the target is a corporation.
Main features: - A "Acquire Commercial Registry" button appears if a corporation is included after obtaining ownership information. - Automatically searches based on company name and address, and allows selection of the target corporation from a list of candidates. - Acquisition history (company name, acquisition date/time) is centrally managed on "WHERE" and supports re-acquisition.
New Function ②: Administrator Rights Settings
This function allows assigning "Administrator" or "Member" privileges to accounts within an organization, enabling only administrators to view and manage the acquisition status of registered copies.
Main features: - Set Administrator/Member privileges for each account. - The UI identifies whether the logged-in account is an administrator or a member. - On the "Transcript Acquisition Status" page (displayed only to administrators), administrators can view a list of acquisition counts by period and by account. - Displays aggregated acquisition counts for each document type, such as ownership information, full details, cadastral maps, land area survey maps, and commercial registries. - Supports sorting by each item and CSV output.
Future Outlook
WHERE will continue to develop functions aimed at improving the efficiency and sophistication of real estate operations for enterprise companies.
Currently, WHERE is promoting a project to build a corporate database of approximately 6 million companies nationwide on "WHERE." By combining this corporate database with the commercial registry acquisition function, WHERE believes it will be possible to provide more precise information regarding corporate-owned real estate and generate unique signals that can be utilized to determine approach priorities. This is expected to further accelerate and enhance the accuracy of approaches to corporate landowners.
