TECROWD 99th Fund "Mongolia Premium Residence 'Edelmont' #03"
"TECROWD," operated by TECRA Co., Ltd. (Headquarters: Nishi-ku, Yokohama City, Kanagawa Prefecture; Representative Director and President: Hironobu Niino), is a real estate crowdfunding service based on the Act on Special Districts for Real Estate Joint Ventures (supervised by the Ministry of Land, Infrastructure, Transport and Tourism).
We have disclosed information for the new TECROWD 99th Fund "Mongolia Premium Residence 'Edelmont' #03" on June 15, 2026 (Monday) and started accepting pre-lottery registrations. In addition, applications for this fund will open on a first-come, first-served basis from 18:00 on June 25, 2026 (Thursday).
This fund will conduct a pre-lottery for members in the Diamond Class to Sapphire Class. *General applications (first-come, first-served) will also be accepted from 18:00 on June 25 (Thursday).
### Project Overview This fund targets a portion of the second phase of the "Edelmont Project" (hereinafter referred to as "the Project") currently underway in Ulaanbaatar, Mongolia. The Project utilizes approximately 15 hectares of land located about 30 minutes by car from the center of Ulaanbaatar to develop (1) detached houses, (2) townhouses and apartments, and (3) other facilities in three phases. The first phase is currently being operated under the TECROWD 81st Fund. For the second phase, operation of a portion of the apartments commenced under the TECROWD 98th Fund on June 11, 2026. This 99th Fund targets townhouses scheduled to be built on adjacent land.
The target area of the Project is located in an area with good access to the center of Ulaanbaatar and a rich natural environment. Although the residences provided by the Project target wealthy individuals as their main demographic, the townhouses are intended for middle-to-upper class families. Due to the excellent location and environment, many inquiries regarding purchase have already been received since the foundation construction stage, and we believe the probability of project success is high.
### Capital-Gain Fund Planning Resale After Completion This fund is a capital-gain fund that will acquire the townhouses scheduled to be built in the second phase of the project during the construction phase and sell them to local developers after completion to pay dividends and redeem the principal. If any major plan changes occur during the fund's operation, they will be promptly shared via the announcement section on My Page. Regarding the progress of building construction, development reports will be issued as appropriate.

### All Contracts are "JPY-Denominated" By conducting all financial transactions related to the fund's operation in Japanese Yen, we hedge the currency exchange risk of investors when receiving dividends and principal redemption.
### Preferred-Subordinated Structure In addition to the preferred investment by investors, our company and entities designated by our company make subordinated investments. If a loss of principal occurs at the time of redemption of this fund, the subordinated investors will bear the loss first. The principal of investors may be damaged only when the amount of loss exceeds the investment amount of subordinated investors.
