OME Data Center Project #02
A capital gain fund aiming for the sale of land and building after the construction of a data center.
This fund is the phase 2 of the TECROWD 88th Fund "OME Data Center #02" (hereinafter, the old fund).
After incorporating the land, for which building permits were obtained under the old fund, into this fund, a data center will be constructed, and the land and building will be sold by the end of the operational period. The subject land will be operated under the old fund until April 20, 2026, and will be incorporated into this fund from April 21 to start a new operational phase as phase 2.
*The old fund is scheduled for early redemption upon the establishment of this 95th fund. We will send a separate notice of early redemption to all investors in the old fund.
OME Data Center Project #02 phase2 Overview
This fund invests in a next-generation edge data center project specializing in AI inference in the Ome area (Nishitama-gun, Tokyo). We will solicit your investment for the acquisition cost of the land, for which building permits have already been obtained, and the construction costs of the data center. *Construction costs will be paid in installments at the start of construction and at the time of property sale. After the building is constructed, the land and building will be sold by the end of the operational period, and dividends and principal will be redeemed.
Furthermore, for the subject land, we have already received written confirmation from Tokyo Electric Power Company that a supply of approximately 2MW is possible and have completed the formal application. This means the power supply conditions necessary for a data center site are met. Therefore, there are no obstacles to the data center's operation after construction, and we judge the project's feasibility to be sufficiently high.
Capital Gain Fund with Planned Post-Completion Sale
After the fund is formed, the subject land with building permits will be incorporated from the old fund, and the building construction will commence. The building is scheduled for completion in December 2026. The land and building will be sold by the end of the operational period, and dividends and principal will be redeemed. After completion, a lease agreement (free rent) will be signed with the operating company, Unsung Fields Co., Ltd., which will then begin operations after preparing for opening. By conducting sales activities while the data center is operational, we aim for a sale under favorable conditions. Marketing for the sale of this property is already underway, and there are several promising potential buyers.
Adopts a Priority-Subordinated Structure
In addition to the priority investment from all investors, our company and a party designated by us will make a subordinated investment. If a principal loss occurs at the time of this fund's redemption, the subordinated investor will bear the loss first. Your principal may be impaired only if the loss exceeds the amount of the subordinated investment.
