TECROWD 95th Fund "OME Data Center#02 phase2"
"TECROWD", operated by TECRA Co., Ltd. (Headquarters: Nishi-ku, Yokohama City, Kanagawa Prefecture, President: Hironobu Niino), is a real estate crowdfunding platform based on the Real Estate Specified Joint Enterprise Act (under the jurisdiction of the Ministry of Land, Infrastructure, Transport and Tourism).
This time, we will release information on the new TECROWD 95th Fund "OME Data Center#02 phase2" on Thursday, March 26, 2026, and start accepting advance lottery applications.
In addition, general applications for this fund will begin on a first-come, first-served basis from 18:00 on Thursday, April 9, 2026.

OME Data Center Project #02
Capital gain type fund aiming to sell the land and building after the data center is constructed
This fund is phase 2 of the TECROWD 88th Fund "OME Data Center#02" (hereinafter referred to as the old fund).
After incorporating the land that acquired building confirmation in the old fund into this fund, a data center will be built, and the land and building will be sold by the end of the operation period. The target land will be operated by the old fund until April 20, 2026, but it will be incorporated into this fund from April 21, and new operation will begin as phase 2.
*The old fund is scheduled for early redemption upon the establishment of this 95th fund. We will send a separate notice of early redemption to everyone who invested in the old fund.
OME Data Center Project #02 phase2 Overview
This fund invests in a next-generation edge data center project specializing in AI inference in the Ome area (Nishitama-gun, Tokyo).
You will invest in the acquisition cost of the land for which building confirmation has already been obtained, and the construction cost of the data center. *The construction cost will be paid in installments at the start of construction and at the time of the property sale. After the building is completed, the land and building will be sold by the end of the operation period, and dividends and principal redemption will be carried out.
Regarding the target land, we have obtained a written response from TEPCO stating that it is possible to receive approximately 2MW of power, and we have already completed the formal application, so it can be said that it meets the power supply conditions necessary for a data center site. Therefore, there is no hindrance to its operation as a data center after the building is completed, and we judge that the feasibility of the project is sufficiently high.
Capital gain type fund planning to sell after completion
After the fund is formed, the target land that has already acquired building confirmation will be incorporated from the old fund, and building construction will be carried out. The building is scheduled to be completed in December 2026. By the end of the operation period, the land and building will be sold, and dividends and principal redemption will be carried out. In addition, after completion, a lease agreement (free rent) will be signed with the operating company, Unsung Fields Inc., and after that, the company will begin operations after preparation for opening. By conducting sales activities while the data center is in operation, we are aiming for a sale under favorable conditions, but we have already conducted marketing to potential buyers for the real estate, and there are multiple strong candidate buyers.
Adoption of a senior/subordinated structure
In addition to the senior investment invested by investors, our company and parties designated by our company make subordinated investments. If a loss of principal occurs at the time of redemption of this fund, the subordinated investors will bear the loss first.
Investors' principal may be impaired only when the loss exceeds the investment amount of the subordinated investors.
