Spider+ Co., Ltd., developer and provider of the construction DX service 'SPIDER+', has jointly developed a 'Voice Input AI Function for Finishing Inspection' with Konoike Construction Co., Ltd., a major general construction company, which reduces finishing inspection time by 33%. The companies will continue verification at Konoike construction sites, aiming for general release around winter 2026 to spring 2027.

Moving forward, the company will continue to actively pursue not only in-house development but also joint development with major construction firms to promote AI adoption at construction sites.

※1: What is finishing inspection? A final inspection conducted just before building completion, where contractors and clients check for damage, stains on interior and exterior finishes, and equipment operation, requesting corrections such as repairs. Identified issues are communicated by site managers to specialized subcontractors, who are supervised until specifications are met.

Overview of the Voice Input AI Function for Finishing Inspection

The 'Voice Input AI Function for Finishing Inspection' allows inspectors to verbally register issues such as 'peeling wallpaper' or 'scratched floors' directly onto SPIDER+'s digital floor plans during pre-completion inspections.

Beyond simple voice input, the AI automatically categorizes the inspector's spoken content—such as locations ('wallpaper', 'floor') and conditions ('scratch', 'peeling', 'stain')—into respective fields, eliminating the need for manual selection on screen. Furthermore, the system automatically organizes registered issues by specialized subcontractor and streamlines the entire workflow up to issuing correction instructions.

Effectiveness Verification through Pilot Testing

With Konoike Construction's cooperation, the function was tested in an environment simulating finishing inspections during apartment construction.

Using 'KOCo Check' (※2), the construction project management system Spider+ has provided to Konoike since 2013, multiple inspections were conducted using both the conventional 'Finishing Inspection Function' and the newly developed 'Voice Input AI Function'. By averaging the time differences between the two methods, it was confirmed that using the 'Voice Input AI Function' reduced inspection time by an average of 33%.

Test Environment

A space simulating a single unit with three rooms, containing a total of 23 identified issues

Test Method

Ten trials each of registering 23 issues onto KOCo Check's drawing data using the conventional 'Finishing Inspection Function' and the new 'Voice Input AI Function'

Method of Calculating Results

Average difference in task duration between using the 'Finishing Inspection Function' and the 'Voice Input AI Function'

Verification Results

The Voice Input AI Function reduced inspection time by an average of 33%

※2 About KOCo Check: A construction DX application developed for Konoike Construction based on the SPIDER+ platform, introduced in 2013.

During self-inspections (※3) in 3LDK apartment units, an average of 60–90 issues are typically identified per unit. The verified 33% time reduction is expected to scale proportionally with the number of issue registrations, meaning larger sites will see even greater total time savings.

※3 What is self-inspection? Inspections conducted by the contractor at various construction stages and just before completion to verify compliance with design specifications. These inspections identify defects and correction points from a third-party perspective.

Background and Future Development of the Joint Development

For many years, the company has continued value co-creation with Konoike Construction to solve practical on-site challenges, jointly developing inspection functions for construction projects. Building on this strong partnership, the development of the 'Voice Input AI Function for Finishing Inspection' has been achieved. Following further on-site verification at Konoike sites, general availability is planned for around winter 2026 to spring 2027.

This initiative embodies the company's strategy of further accelerating the optimization of operations and information in the construction industry under the integrated platform vision of 'SPIDER+ Workspace'.

Going forward, by advancing the most suitable technologies for solving on-site challenges into practical implementation, the company aims to lead construction DX and realize a future where SPIDER+ becomes an indispensable infrastructure for construction sites.
