Chuo Jutaku Co., Ltd. (Mind Square Division) of the Polus Group (Headquarters: Koshigaya City, Saitama Prefecture; President: Norihisa Shinagawa) will begin sales of the security-focused detached housing development "Tsumugiwa Hibarigaoka" on July 10, 2026.

This project aims to create a community that solves social issues and provides peace of mind through security measures, in collaboration with LIXIL Corporation (Headquarters: Shinagawa City, Tokyo), a building materials manufacturer; Nasta Corporation (Headquarters: Minato City, Tokyo), which handles delivery boxes and intercoms; and Mika Kyoshi, a security expert.

In recent years, crimes targeting residences, such as robberies involving "dark part-time jobs," have been increasing and becoming a problem. This project aims to address these social issues not only by enhancing the security performance of each individual home but also by designing within the broader framework of "creating peace of mind for the entire community," thereby fostering an environment where crime is less likely to occur due to the psychological pressure of "being watched somewhere."

Security Features of "Tsumugiwa Hibarigaoka"

1. Creating an Environment Less Prone to Crime with the "Akari no Ienami Kyotei®" (Lighted Neighborhood Agreement®)

In addition to realizing a beautiful night streetscape and protecting the safety of the community, the "Akari no Ienami Kyotei®," which automatically illuminates with a light and dark sensor, has been further specialized for security. The amount of lighting installed is approximately double that of our previous standards, providing a secure environment even at night.

Criminals prefer dark, secluded places to commit crimes. The design creates "continuity of light" by extending illumination to areas that were traditionally left unlit, such as gardens, exteriors, and the backs of houses. This security design, utilizing light and sightlines, creates an environment where crime is less likely to occur.

Furthermore, for the car parking area lighting, the plan is designed to eliminate dark spots by ensuring light reaches the passenger side, which is targeted in common Japanese car theft methods (CAN invaders and Game Boy), thus taking measures against vehicle theft.

2. Introduction of Security Intercoms

"Nasta Interphone 2," equipped with security camera functions (24-hour recording capability) and smartphone connectivity, from Nasta Corporation, has been installed in all homes. The cameras are positioned to capture neighboring houses, providing a surveillance and recording effect for the entire development, leading to improved security for the entire community.

In addition to these security benefits, the system can be used to monitor daily life, such as confirming children's return times or checking the activity history of elderly residents.

3. Adoption of Security Building Materials

Security building materials from LIXIL Corporation have been adopted, balancing security and design. For windows within 2 meters of ground level accessible from the garden, shatter-resistant laminated glass (CP mark) is used, and electric shutters are installed on sliding and waist-high windows. It is said that approximately 70% of intruders give up if it takes them 5 minutes to break in, and most give up if it takes over 10 minutes (*), so measures have been taken to make entry time-consuming and deter criminals.

Balancing Design and Security: "Showcase Security"

While thorough security measures often involve installing lights everywhere, to avoid a stark appearance, we focused on creating "lights you want to return to" that residents will find "warm" and "comforting," such as illuminating landscaping with soft light. This achieves a balance between the town's aesthetics and security (Showcase Security).

Community Formation Connecting People and Greenery

Like "Tsumugi" (weaving), which creates a high-quality fabric by weaving warp and weft threads, we have designed a community where people, the neighborhood, and greenery are gently connected.

After handover, we will support the maintenance of the landscaping through planting workshops. Through such activities, we aim to foster a community where residents can build strong relationships and enhance security.
