Background

Construction industry business processes, through the value chain of estimation, proposal creation, design, delivery, and construction, require specific skills and experience. In particular, estimates for building material products change in quantity depending on the number, size, and shape of rooms in a housing plan, making them difficult to standardize and requiring specialized skills and experience. To solve this challenge, our company added the 'Floor Plan AI Estimation' function in April 2024. This function is being utilized to meet the increasing 'need to shorten estimation work time' due to the upper limit regulations on overtime work implemented by the Ministry of Health, Labour and Welfare from April 2024, and the strengthening of the obligation to state construction cost breakdown in invoices by the revised Construction Business Act enforced by the Ministry of Land, Infrastructure, Transport and Tourism from December 2025. However, the 'Floor Plan AI Estimation' function requires operation on a PC with usage rights, limiting the number of people who can use it.

To make AI-based estimation functions available to more people, we have launched the 'Photo de AI Sekisan' service, which can be downloaded from smartphone app stores. It has been available on app stores since April 1, 2026, coinciding with the start of New Veritis orders. The operation after download involves 5 steps: after photographing the floor plan with your smartphone, trim the drawing, input the scale and property name, and complete the request. An approximate estimate will be sent to the specified email address in about 5 minutes (*1). Since estimates can be requested via smartphone, it contributes to time savings, such as when sales representatives use it to receive and process estimation requests during client visits. It also links to the conventional estimation system with the 'Floor Plan AI Estimation' function (WEB-HAUS), allowing for modification by importing estimate details (*2). By using 'Photo de AI Sekisan' for approximate estimates, estimators can then check and modify them in the traditional system, contributing to the efficient operation of estimation tasks. Our company will continue to work on improving operational efficiency through the expansion and evolution of the 'Photo de AI Sekisan' service in order to create a sustainable and prosperous society.

Since estimates can be requested via smartphone, you can photograph the site drawing on the spot and request an estimate without turning on your PC, even when out of the office. This contributes to improving how time is used, such as the past practice of 'daytime at the site, night for estimation,' and to speedy proposal activities. The operation involves 5 steps: after photographing the floor plan with your smartphone, trim the drawing, input the scale and property name, and complete the request. An approximate estimate will be sent to the specified email address in about 5 minutes (*1).

We have newly launched the 'Photo de AI Sekisan' service, which can be downloaded from smartphone app stores, to allow more people to use the AI-based estimation function. It is available from the App Store from April 1, 2026. Google Play is currently under preparation (*3).

'Photo de AI Sekisan' service approximate estimates can be linked to the existing estimation system with the 'Floor Plan AI Estimation' function (hereinafter referred to as WEB-HAUS), allowing for modification by importing estimate details (*2). Furthermore, while the 'Photo de AI Sekisan' service only provides "Estimate Sheet" and "Proposal Board with Floor Plan" as output, importing into WEB-HAUS allows for the provision of "Product Drawings" showing detailed product dimensions and "Room Distribution Boards" which are convenient for on-site delivery in conjunction with product packaging labels. To import, enter the "Proposal No." indicated on the top right of the approximate estimate sheet from the 'Photo de AI Sekisan' service into the "Shared Plan Search" screen of WEB-HAUS and search. By copying the plan, you can transfer the estimate details and modify them as a new property with a new proposal number. Therefore, for efficient operation of estimation tasks, it is possible to use the 'Photo de AI Sekisan' service for approximate estimates, and then have the estimation staff check and modify them in the traditional system.
