Nippon Steel Kowa Real Estate Co., Ltd. (Head Office: Minato-ku, Tokyo; President and Representative Director: Masahiro Miwa) commenced construction on July 1st of "(Tentative Name) LOGIFRONT 01-LabFactory Kawasaki Takatsu," an integrated industrial facility combining the rental logistics facility "LOGIFRONT" and the rental R&D facility/rental factory "01-LabFactory."

Leveraging our expertise in logistics facility development, we will proceed with development towards completion in Spring 2028, addressing not only logistics needs but also the growing demand for R&D and factory spaces driven by the sophistication and urban proximity of R&D functions, and the aging of existing factories. Through this development, we aim to advance industrial infrastructure, foster community collaboration, and promote sustainable urban development.

Location Characteristics Suitable for Both Logistics Functions and Research, Manufacturing, and Development Hubs, Close to Urban Centers

This site is one of the few locations that can accommodate large-scale logistics, research, and manufacturing facilities while remaining close to the consumption areas of the Tokyo metropolitan area.

(1) Location Characteristics Suitable for Logistics Functions

While the demand for logistics hubs close to consumption areas is increasing due to the expansion of the EC market and continued population influx into urban centers, development space for large-scale, high-functionality logistics and industrial facilities is limited in areas close to the city, making its rarity increase year by year.

This facility is located in Takatsu Ward, an inland area of Kawasaki City, approximately 1.9 km from the "Keihin Kawasaki" IC of the Daisan Keihin Expressway and approximately 4.0 km from the "Tokyo" IC of the Tomei Expressway. This location allows for a wide range of coverage, from delivery within the Tokyo metropolitan area to logistics hubs in regional areas. In particular, it is approximately 3 km from Setagaya Ward, which has the largest population in the Tokyo 23 wards, making it excellent for efficient delivery to urban areas.

The area around Shimono-ge, Takatsu Ward, Kawasaki City, where this facility is located, is an area where manufacturing companies, particularly SMEs, are concentrated and has supported the industrial base of the Tokyo metropolitan area for many years. In recent years, there has been a growing demand for facilities that can accommodate the aging of existing factories and the sophistication and urban proximity of R&D functions, creating a need for the supply of such facilities.

This facility is connected to the city center via multiple railway and bus lines through "Mizonokuchi" and "Musashi Kosugi" stations, allowing for smooth commuting to head office locations in the city center. It is also close to Musashi Kosugi, Mizonokuchi, and Futako-Tamagawa, where residential areas are concentrated, providing an advantage in terms of securing human resources.

Integrated Research, Manufacturing, and Logistics Facility Supporting Industrial Infrastructure

Floors 1 to 4 of this facility will house the large-scale logistics facility "LOGIFRONT," and floors 6 to 7 will house the R&D/factory facility "01-LabFactory." An environment will be created within the building to comprehensively handle everything from research and development to manufacturing, storage, and delivery, integrating and streamlining industrial processes that have traditionally been fragmented.

*Floor 5 is a divisible space suitable for logistics, research, or manufacturing.

(1) "LOGIFRONT" Area

- A multi-tenant logistics facility with a rentable floor area of approximately 23,000 tsubo (including the 5th floor) equipped with a rampway. The truck berths, with a depth of 13 meters, can accommodate 28 trucks per floor and provide direct access to the warehouse areas on the lower floors (1-4).

- It secures large warehouse spaces of approximately 4,400 tsubo per floor, which are rare in inland areas close to the city, allowing for highly flexible layouts according to tenant operations.

- The design allows for division into a maximum of 5 sections per floor (from approximately 800 tsubo minimum), enabling flexible use to meet a wide range of needs, both large and small.

(2) "01-LabFactory" Area

- A large-scale R&D/factory facility with a rentable floor area exceeding 7,000 tsubo. All sections are designed as wet labs with provisions for water and drainage, and equipped with Biosafety Level 2 compliance, creating an environment suitable for R&D purposes.

- Dedicated freight elevators for R&D/factories, capable of handling up to 7 tons, are installed in the common areas, allowing for smooth loading and unloading of large and heavy equipment. Medium and large sections are also suitable for manufacturing use, with a floor load capacity of 1.5 t/m2 and the provision of equipment balconies.

- A wide range of area sizes are available, starting from approximately 15 tsubo, allowing tenants to choose flexibly based on their scale, purpose, and required specifications.

(3) Common Area

- Floor 5 features a lounge for tenant workers, designed as a space for various uses such as dining, breaks, and communication. It is also planned for private use for research presentations and internal events, allowing for flexible utilization according to purpose.

- An open entrance hall, deck terrace, meeting rooms, and retail stores are provided to enhance the convenience and comfort of tenant workers.

(4) Design

- The design fuses the industrial functionality required for an industrial facility with the rich green environment of the site, creating a space where nature and industry harmonize.

- The exterior features a mosaic-like design, with segmented exterior wall panels to reduce the sense of oppression on the surrounding environment. The use of glass curtain walls on some walls enhances natural light and visibility, while also considering indoor comfort.

- Conscious of continuity with the site's rich green spaces, green walls and wood-tone balconies are incorporated, and planting is integrated into the interior design, creating an open environment where the inside and outside are gently connected.

Initiatives for Community Coexistence Bringing Greenery, Vibrancy, and Security

Based on the characteristics of the Takatsu Ward, Shimono-ge area and its surrounding environment, and in line with our corporate philosophy of "Facing People, Building Towns," we aim to create a safe, secure, and comfortable environment not only for tenant workers but also for local residents.

(1) Development of a Lush Plaza and Passable Green Path

- An open plaza will be developed on the northeast side of the site, equipped with playground equipment and benches. It will serve as a resting space for tenant workers and also as a space open to the community for local events and tenant PR events.

- Green paths will be provided on the north and south sides of the site, allowing anyone to pass through, ensuring and improving pedestrian flow in connection with the surrounding area.

- Extensive greenery will be developed within the site, featuring Japanese hackberry trees native to the Tamagawa Green Space, creating continuity with the landscape along the Tamagawa River.

(2) Disaster Preparedness Initiatives

- In anticipation of disasters such as large earthquakes and heavy rainfall, the plaza within the site and the lounges/deck terraces within the building will be opened as temporary evacuation sites for the community.

- Emergency generators will be installed to supply power to the lounges and deck terraces during emergencies. A disaster supply warehouse will be stocked with essential items such as drinking water and daily necessities for evacuation.

Sustainable Facility Development Achieving Environmental Consideration and Resource Circulation

This facility will promote environmentally conscious facility development and operation through urban greening, resource circulation, and the use of renewable energy (solar power generation). The development of plazas, passable green paths, and green walls will contribute to the improvement of the urban environment. Furthermore, by upcycling trees from the site and reusing them within the facility, we aim to effectively utilize resources while inheriting the memory of the land.

In addition, in collaboration with Nippon Steel Corporation (hereinafter referred to as "Nippon Steel"), we are introducing GX steel "NSCarbolex® Neutral." By adopting it for a portion of the steel frame and utilizing solution technologies, we expect to reduce CO2 emissions from steel production to construction for this facility.
