1. Operational Concept at Proud Tower Sagamihara Cross and Roles of Each Company

The cleaning robot autonomously boards the elevator based on pre-set cleaning zones in the robot management system and begins cleaning. After completing cleaning on one floor, it calls the elevator itself and moves to the next designated floor. It performs continuous multi-floor cleaning without human intervention, cleans the common corridors on each floor, and returns to its designated docking station upon completion.

※1: Cleaning Robot STRIVER II (Manufactured by Okamura, Distributed by Eguchi)

Following instructions from the robot management system, the robot uses elevators to move between floors and clean common corridors. It supports lateral movement and complex maneuvers and is equipped with sensor-based collision avoidance functions.

※2: Robot Management System: Multi-Robot Platform “RoboticBase®” (TIS)

Centrally manages multiple robots within the condominium, issuing commands for cleaning start and return, coordinating with elevators, managing cleaning schedules, real-time monitoring, and data collection.

※3: Otis Gen3™ Elevator System (Otis)

A digitally connected elevator system capable of integration with the above robot management system. Following instructions from the robot management system, the robot operates the elevator doors and moves to the designated floor.

※4: Wi-Fi (J:COM)

Fiber-optic internet has been introduced to the property, and dedicated Wi-Fi routers for cleaning robots have been installed in the common corridors of each floor, contributing to stable inter-system connectivity.

2. Expected Benefits from Cleaning Robot Implementation

The introduction of these cleaning robots is expected to deliver the following benefits:

- Enhanced resident satisfaction through stabilized cleaning frequency and quality in common areas

- Establishment of a sustainable condominium management system in anticipation of future labor shortages

- Replacement of approximately 60% of vacuuming area previously covered by cleaning staff with robots, reducing workload related to movement and repetitive tasks → Anticipated labor reduction of approximately 20% across overall cleaning operations

※The above figures are estimated values based on certain assumptions and are currently under evaluation for year-round operational performance.

The collaborating companies will continue to explore further applications based on insights gained from this initiative. Going forward, they will continue leveraging DX (digital technologies) to create living environments where people, buildings, and robots coexist, contributing to maximizing customer happiness and well-being.
