Inheriting real estate is not something most people experience frequently in their lives.

It's common for individuals to feel uncertain and wonder, "Where should I even begin?" when the time comes.

To what extent are people with relatives who own real estate actually thinking about inheritance, and what preparations are they making?

To explore these questions, NEXER Co., Ltd. and Nichijū Service Co., Ltd. jointly conducted a survey targeting 191 men and women across Japan who, in a preliminary survey, indicated that their relatives (such as parents or grandparents) own real estate (land, houses, condominiums, etc.). The survey focused on "awareness and preparedness regarding inheritance and real estate sales."

Respondents: Men and women nationwide who, in a preliminary survey, answered that their relatives (e.g., parents or grandparents) own real estate (land, houses, condominiums, etc.)

Question 1: Have you ever thought about the future inheritance of real estate owned by your relatives?

Most common response: 36.1% answered "I've never thought about it at all."

We asked respondents who have relatives owning real estate whether they have ever considered the future inheritance of that property.

"I've already thought about it specifically" accounted for 14.7%, and "I've thought about it vaguely" was 28.3%. Combined, 43.0% of respondents indicated they have considered real estate inheritance.

"I haven't thought about it much" was 20.9%, and "I've never thought about it at all" was 36.1%.

This shows that 57.0% of respondents are not giving much thought to real estate inheritance.

Even when relatives own real estate, more than half of the people do not yet perceive inheritance as a personal issue.

Question 2: What prompted you to start thinking about inheritance? (Multiple selections allowed)

Most common response: 68.3% answered "Aging or health changes of parents or grandparents."

We asked those who answered they "have thought about inheritance" what prompted this awareness.

"Aging or health changes of parents or grandparents" was by far the most common response at 68.3%.

Next were "discussions or conversations among family members" at 26.8%, followed by "my own age or life stage changes" at 23.2%.

It appears that the trigger for thinking about inheritance is less often knowledge or information, and more often changes in the circumstances of close family members.

Question 3: What would you like to do with real estate you have inherited or expect to inherit?

Most common response: 40.3% answered "I haven't decided anything yet."

We asked respondents what they would like to do with real estate they have inherited or plan to inherit.

The most common response was "I haven't decided anything yet," at 40.3%.

Specific plans included "I or my family want to live there" (17.3%), "I want to sell it" (16.8%), and "I don't intend to inherit it (considering renunciation)" (15.7%).

Combining "I want to sell it" and "I don't intend to inherit it (considering renunciation)" results in 32.5%, indicating that a significant number of people are considering letting go of the property rather than keeping it.

Below are some reasons provided by those who answered "I want to sell it."

Question 4: What are your reasons for wanting (or considering) selling real estate?

・I want to buy a new home for myself. (Male, 20s)

・It's farmland, and maintenance is difficult. (Female, 30s)

・It's old, so inheriting it would just incur expenses. (Male, 40s)

・It's mountainous land in a remote area, so I don't think I can use it. (Female, 50s)

・Summer requires mowing grass and winter requires snow removal, so maintenance is difficult. (Male, 60s)

Prominent reasons for considering a sale included difficulties in utilization, such as "I won't live there" or "I have no use for it." Many also mentioned ongoing burdens like grass mowing, snow removal, and fixed asset taxes.

Question 5: What concerns or worries do you have regarding inheriting or selling real estate? (Multiple selections allowed)

Most common response: 50.9% answered "calculating and handling taxes."

We asked about concerns or worries related to inheriting or selling real estate.

"Calculating and handling taxes such as inheritance tax and capital gains tax" was the top concern at 50.9%, exceeding half of respondents. This was followed by "legal procedures such as name changes (inheritance registration)" at 32.3%, and "not knowing the appropriate selling price of the property" at 31.1%.

The top concerns involved procedures requiring specialized knowledge—taxes, registration, and price appraisal. It appears many people feel these are unfamiliar areas that are difficult to navigate alone.

Below are some responses to the question about what kind of professional support environment would make them feel secure.

・Access to tax accountants and lawyers specializing in inheritance. (Male, 20s)

・I want to know about trustworthy local companies. (Male, 20s)

・I want professionals who can patiently guide me from the very beginning, even if I have zero knowledge. (Female, 30s)

・Someone who can handle all procedures from start to finish. (Male, 40s)

・A one-stop service that responds honestly and comprehensively. (Male, 50s)

Many respondents expressed a desire for a "one-stop" consultation service capable of handling various procedures—taxes, registration, and sales—all together. There was also a strong emphasis on the manner of support: respondents wanted professionals who could patiently guide them from scratch, even with no prior knowledge, and who would sincerely address their individual circumstances.

It appears that, in addition to specialized knowledge, people are seeking a trustworthy and reassuring support relationship.

Summary

In this survey, 57.0% of respondents with relatives who own real estate answered they "haven't thought much about inheritance," and 40.3% said they "haven't decided anything yet" regarding how to use inherited property.

When it comes to actually considering inheritance or sale, 50.9% expressed concern about "calculating and handling taxes." Open-ended responses frequently mentioned a desire for one-stop consultation services and professionals who can patiently guide individuals from scratch, even if they have no prior knowledge.

The triggers for thinking about inheritance often come suddenly, such as changes in the health of parents or grandparents.

Knowing in advance about consultation services that can comprehensively address concerns about taxes and procedures could be crucial preparation for making calm, informed decisions when the time comes.
