How the New Feature Works

The Estimate Item Checker allows users to determine the validity of each item simply by entering the details of their estimate.

- Manually enter each item and its corresponding cost from the estimate.
- Enter property information (layout, size, and duration of residency).

Check Results
The system displays the following for each item:
- Judgment: Three levels—Appropriate / Slightly High / Needs Verification.
- Guideline Standards: Reasoning based on Ministry of Land, Infrastructure, Transport and Tourism (MLIT) guidelines.
- Application of Depreciation: Whether a reduction based on the duration of residency has been reflected.
- Potential Landlord Responsibility: Points out items that may fall under normal wear and tear.

Basis for Judgment
The checker's evaluations are based on the MLIT's "Guidelines for Troubles Concerning Restoration to Original Condition." For example:
- Wallpaper Replacement: The useful life is 6 years. If the tenant has lived there for 6 years or more, the residual value is generally considered to be 1 yen (Source: MLIT Guidelines).
- Normal Wear and Tear: Sun damage, thumbtack holes, and furniture placement marks are, in principle, the landlord's responsibility.
- Cleaning Fees: Confirms the validity of the amount when special clauses exist.

Difference from Previous Diagnosis Features
While the previous diagnosis feature provided a rough check on "whether the total move-out cost is high," this new item checker identifies "which items are expensive and by how much." This enables tenants to point out specific items when discussing costs with management companies.
