List Garden Suginami Igusa Becomes First Detached House to Obtain Tokyo Child-Friendly Housing Design Certification

(President and Representative Director: Hisashi Kitami; Headquarters: Yokohama, Kanagawa Prefecture), a comprehensive real estate company, announces that it has obtained the design certification (Note 1) under the Tokyo Child-Friendly Housing Certification System promoted by the Tokyo Metropolitan Government for its new detached housing project 'List Garden Suginami Igusa' (hereinafter 'the Property') in Igusa, Suginami Ward, Tokyo. This is the first time this certification has been obtained for a detached house.

Sales of the Property will begin on June 4, 2026. The project aims to create a living environment where families with children can live safely, incorporating measures to prevent child falls and household accidents, as well as IoT-based monitoring functions.

LH operates under the concept 'Turning 'Cool' into Form, Proud of a High-Quality Life,' and develops its proprietary 'List Garden' series primarily in Kanagawa and Tokyo. Leveraging its strength of completing everything within its own group—from procurement and planning to design, construction, sales, and customer support—the company develops safe, secure, and comfortable homes with meticulous attention to detail.

■ Background of the Initiative

In recent years, child accidents within homes, such as falls and bathroom accidents, have gained attention as social issues. Against this backdrop, the Tokyo Metropolitan Government is promoting the creation of an environment where children can be raised safely as part of its '2050 Tokyo Strategy,' and is working to popularize the 'Tokyo Child-Friendly Housing Certification System' as part of this effort. While the system previously mainly targeted apartment buildings, its scope has been expanded to include detached houses. In response, LH decided to take on the challenge of building homes that incorporate the system's standards.

LH employs many designers who are themselves raising children, and the company has traditionally focused on home designs that emphasize efficient living flow and ease of housework. However, the company recognized that 'homes easy for housework' and 'homes friendly for child-rearing' are not necessarily synonymous, and saw a need for housing that places greater emphasis on child safety and accident prevention.

Through this initiative, LH aims to provide a living environment where families with children can live with greater peace of mind, by incorporating designs that help prevent household accidents, leveraging its accumulated expertise.

■ Home Design with Child Safety in Mind

The Property adopts designs based on Tokyo's certification standards, aimed at preventing child accidents and improving safety.

Examples of the measures include:

- Measures to make it difficult for children to open sashes and doors leading to balconies.
- Setting openable windows and handrails at heights that children cannot climb over.
- Adoption of high-security CP parts (Note 2).
- IoT-based monitoring functions, such as indoor cameras.
- Installation of bathroom door locks at heights out of children's reach.

These efforts aim to achieve both child safety and home security.

Note 2: 'CP parts' refer to 'building parts with high crime prevention performance' that have been confirmed through product-specific testing to have a 'resistance time' of 5 minutes or more. Resistance time is the time from when an intruder begins actions such as picking or prying a door lock until the opening becomes accessible for entry into the building.
