Background of This Project Uraga is known as the site of Commodore Perry's arrival in 1853, marking a historical area that triggered Japan's opening to the world. In 2021, Sumitomo Heavy Industries, Ltd. donated a portion of its land around the Uraga Dock to Yokosuka City, and in 2024, an agreement concerning regional revitalization was signed between the company and Yokosuka City, indicating that efforts for regional regeneration have been progressing. Subsequently, following a business operator selection process by Yokosuka City, "Team Perry's," led by Index Corporation, was selected as the preferred negotiator in 2025, and the regeneration plan has been under consideration. "Team Perry's" is composed of a total of six companies: Index Corporation as the representative company, Ocean Capital Partners, Kinoshita Group Co., Ltd., Up-Front Group Co., Ltd., Maeda Corporation, and LD. ■Project Overview This Project is a large-scale mixed-use development featuring a super yacht marina, which is rare in Japan, along with diverse functions such as residences, a hotel, commercial facilities, a marine culture and education hub, and international conference facilities. The master plan was developed by world-renowned architect Kengo Kuma, aiming to create a new hub for marine exchange while leveraging Uraga's history and natural environment. Furthermore, the Miura Peninsula, where Uraga is located, is an area where yacht and cruiser culture is deeply rooted, benefiting from its calm Sagami Bay waters, views of Mt. Fuji, and accessibility from the city center. This Project aims to leverage these regional characteristics and look towards development as an international exchange hub. ■LD's Role LD will be responsible for a portion of the private land development operations in this Project, planning the development of residences with yacht and cruiser mooring rights in the luxury zone and villa zone of the marina area. Building on its accumulated experience in luxury real estate development and utilizing the customer base of its group companies, LD will contribute to creating new value and spaces for stays and exchange that leverage the characteristics of this area. ■Future Schedule Following the signing of this agreement, "Team Perry's" will lead various surveys and preparations from fiscal years 2026 to 2027, with detailed design and construction work scheduled for fiscal years 2027 to 2028. Phased opening is planned from fiscal year 2029 onwards.
