JSB Co., Ltd., which comprehensively handles the planning, development, brokerage, and management of student apartments nationwide under the UniLife brand (Headquarters: Kyoto City, Kyoto Prefecture, Representative Director and President: Takahiro Mori), announced the start of operations for 'Student Dormitory Uni E’meal Shimane University Kita I & II,' its first venture into Shimane Prefecture with a student apartment offering meals.
'Student Dormitory Uni E’meal Shimane University Kita I'
[First Student Apartment with Meals in Shimane Prefecture]
Our first student apartment in Shimane Prefecture is an in-house developed and owned student apartment with meals, part of the 'Uni E'meal series.' There have been no large-scale student apartments with meals operated by private companies with over 100 rooms in Shimane Prefecture until now, making this a rare initiative in the prefecture.
It is conveniently located just a 2-minute walk from Shimane University (Matsue Campus), with convenience stores, drugstores, supermarkets, and other commercial facilities within walking or cycling distance, making it convenient for both commuting and daily life.
[Dietitian-Supervised Menus / In-House Cooking / Resident Interaction]
The building houses our own cafeteria, UniTime Kitchen, which provides nutritionally balanced, dietitian-supervised menus for breakfast and dinner, prepared in-house.
UniTime Kitchen operates within our student apartments nationwide and hosts events such as welcome parties to foster community among residents. It also includes a study room where friends can study together.
[Privacy-Focused, Furnished Rooms / Reliable 24-Hour Support]
The private rooms are completely private, focusing on privacy, and are equipped with a bath, toilet, independent vanity, and kitchen. Furniture and appliances such as a bed, desk, chair, storage, washing machine, refrigerator, and microwave are provided, reducing the hassle, time, and cost of moving. In case of equipment malfunctions or other troubles, a 24-hour management desk is available.
[Enhanced Security]
We place particular emphasis on security, with a daytime manager, auto-lock, security cameras, and an original security system (UMSS) that connects rooms, management companies, and the network. Each room's entrance uses a highly secure numeric keypad lock.
[University Co-op Collaboration Apartment]
For the operation of this property, we have concluded an agreement with the Shimane University Co-operative (hereinafter, University Co-op) and UniCoop Sogo Living Co., Ltd., and the University Co-op exclusively recruits residents for some rooms as a University Co-op designated apartment. By having the University Co-op directly recruit residents, we can strengthen our recruitment capabilities, and the University Co-op benefits from being able to introduce quality housing to students.
Furthermore, after the start of operations, the University Co-op will be responsible for cafeteria management and consultation services for resident life. As a 'University Co-op Collaboration Apartment,' we will operate to provide peace of mind to resident students and stability to the business.
[Background on the Need for Student Apartments]
Despite the declining birthrate, the university enrollment rate has reached a record high, and the number of students remains stable. Student single living, once characterized by a 4.5-tatami mat room with shared bath and toilet, has transformed into private rooms with a bath and toilet. In recent years, students living alone demand a sense of security, comfort, and privacy. Additionally, concerns about young people's unbalanced diets, small appetites, and weakening social ties have led to increased popularity of student apartments with meals, where proper meals can be taken and residents can interact.
