JSB Co., Ltd., operating under the UniLife brand, announced the start of operations for "Student Dormitory Uni E'meal Utsunomiya" in January 2026. This facility, located at Hiramatsu-cho 530-1, Utsunomiya City, Tochigi Prefecture, represents the company's first venture into Tochigi Prefecture. The student dormitory is a full renovation of a former corporate dormitory, featuring 150 rooms designed in a Brooklyn style. It is conveniently situated a 6-minute walk from Utsunomiya University's Mine Campus and a 9-minute bicycle ride from its Yoto Campus, with nearby amenities including convenience stores, drugstores, supermarkets, and the "Mine" station on the Utsunomiya Haga Light Rail Line. The dormitory's UniTime Kitchen provides two nutritionist-supervised meals daily (breakfast and dinner). Shared facilities include an "Exchange Lounge" with over 500 manga and magazines, an "Athletic Gym," a "Study Room," a "Meeting Room," and a "Music Studio" equipped with approximately 300 analog records. Each private room is a self-contained unit with a bath, toilet, separate vanity, and kitchen, and comes furnished with a bed, counter desk, chair, storage, refrigerator, and microwave. Security is a priority, with a daytime manager, auto-lock, security cameras, an original security system (UMSS), a 24-hour security company dispatch system (UniSafe24) via emergency buttons in common areas, and PIN code keys for each room. The company notes that despite a declining birthrate, university enrollment rates are at a record high, leading to stable student numbers and increased demand for secure, comfortable, and private student housing that also addresses dietary needs and social interaction. The original building was completed in April 1994, and the renovated facility offers 1K (22.6 m²~45.3m²) and 1LDK (45.3m²) layouts.
