Jointly Promoting "Empathy-Based Pet Co-existence Rental Housing" Project in Four Major Metropolitan Areas - Moving Beyond "Pet-Friendly" to "Pet Co-existence." Establishing a New Rental Standard for Happy Living for Both Humans and Pets Through Expert Screening and Support.

Sanyo Homes Co., Ltd. (hereinafter "Sanyo Homes"), JPMC Co., Ltd. (hereinafter "JPMC"), and WAG SPACE LLC (hereinafter "WAG SPACE") will jointly promote the "Empathy-Based Pet Co-existence Rental Housing" project (hereinafter "this Project") in the four major metropolitan areas of the Tokyo metropolitan area, Chukyo metropolitan area, Kinki metropolitan area, and Fukuoka area.

【Background and Objectives of This Project】

Currently, the number of cats and dogs kept in Japan exceeds the number of children under 15 years old, and pets have established their status as "family members." However, in the rental housing market, "pet-friendly" properties are still scarce. In particular, properties that can address the pressing issues faced by pet owners, such as multi-pet households, accommodating large dogs, ensuring safety while pets are left alone, and the burden of utility costs due to continuous air conditioning use, are extremely insufficient.

Furthermore, even in "pet-friendly" properties, the rental agreement merely "permits" pet ownership, and in reality, clear pet ownership rules and management systems are often not in place. This has led to social issues such as troubles between residents (pet owners and non-pet owners) and disputes over repair costs upon moving out.

To address these social issues and diversifying lifestyles, Sanyo Homes and JPMC, with their strengths in property development and operation, have collaborated with WAG SPACE, which specializes in pet management. Through pre-move-in screening, post-move-in pet care support, and fostering a culture of "mutual consideration" among residents, we aim to prevent troubles before they occur and create a comfortable living environment for both people and pets.

Furthermore, by establishing an IoT environment, we will address the pet owners' anxiety about "ensuring the safety of pets when left alone." We will also introduce an energy management system to reduce the burden of utility costs from continuous air conditioning use, thereby enhancing the added value of rental properties, differentiating them from other properties, and achieving "long-term stable operation" by remaining a preferred choice.

1. "Empathy-Based Pet Co-existence Rental Housing" that Gains the Empathy of Pet Owners, Not Just "Pet-Friendly"

This project offers "Empathy-Based Pet Co-existence Rental Housing" (※Trademark application pending by WAG SPACE), which goes beyond simple "pet-friendly rental housing" that merely permits pet ownership, or "facility-equipped pet co-existence rental housing" that only provides facilities like pet washing stations.

"Empathy-Based Pet Co-existence Rental Housing" provides specialized services for pet co-existing rental management. Leveraging WAG SPACE's expertise, we conduct expert screening upon move-in (including a "Pet Acceptance Screening" to assess pet ownership status, etc.) and provide support for trouble resolution by pet specialists after move-in. By offering the "peace of mind" of having an ally with specialized pet knowledge, we maximize pet owners' satisfaction and create a comfortable living environment where all residents are understanding.
