Sanyo Homes Corporation (hereinafter "Sanyo Homes"), JPMC Co., Ltd. (hereinafter "JPMC"), Mitsubishi Estate Co., Ltd. (hereinafter "Mitsubishi Estate"), and Tokyo Electric Power Company Energy Partner, Inc. (hereinafter "TEPCO EP") will jointly promote a project (hereinafter "the Project") to develop high-value-added rental housing that achieves "true co-existence with pets" from all aspects of hardware, software, and services. This will be achieved by integrating smart home services and energy management functions provided by Mitsubishi Estate's "HOMETACT" into the "Pet Co-existing Rental Housing" promoted by Sanyo Homes and JPMC in the four major metropolitan areas of the Tokyo metropolitan area, Chukyo metropolitan area, Kinki metropolitan area, and Fukuoka area, thereby establishing a new standard of living.

[Background and Objectives of the Project]

Currently, the number of pet dogs and cats in Japan exceeds that of children under 15 years old, and pets have established their status as "family members." However, in the rental housing market, "pet-friendly" properties are still scarce. In particular, there is an extreme shortage of properties that can address the pressing issues faced by pet owners, such as accommodating multiple pets or large dogs, ensuring safety while pets are left alone, and the burden of utility costs due to continuous air conditioning use.

In the empathetic pet co-existing rental housing promoted by Sanyo Homes and JPMC, we will solve the pressing issues faced by pet owners, such as "ensuring safety while pets are left alone" and "the burden of utility costs due to 24-hour air conditioning," with advanced solutions.

To improve both owner and resident satisfaction with rental housing by enhancing the added value of rental properties, we will provide the following solutions:

Comprehensive Smart Home Service "HOMETACT" (Mitsubishi Estate)

The comprehensive smart home service "HOMETACT" provided by Mitsubishi Estate will be introduced. By operating air conditioners and lighting through an app from outside the home and utilizing the "scene" function for automatic control, it is possible to maintain a comfortable environment for pets left at home.

In addition, a smart lock will be adopted for the entrance. This will dramatically improve security and convenience, allowing for smooth entry after walks and easy temporary unlocking permissions for pet sitters, etc. (issuance of one-day passwords)※. This will also contribute to operational efficiency and improved customer experience for management companies, such as enabling unmanned property viewings.

Energy Solution "Enekari Plus" (TEPCO EP)

The solar power generation PPA service (*) "Enekari Plus" provided by TEPCO EP will be adopted. By directly using electricity generated by solar panels installed on the property within the residence (self-consumption), it is expected to significantly reduce daytime utility costs, which tend to increase due to continuous air conditioning use essential for maintaining pets' health.

(* A PPA service is a service where solar power generation can be introduced at zero initial cost by contracting with a PPA provider, who also handles installation, maintenance, and upkeep.
