As a result, the total available stock decreased by 7.6% month-on-month to 284,927 tsubo.

By ward, Minato Ward recorded 7,199 tsubo of new listings and 17,675 tsubo of leases finalized (up 36.0% month-on-month). As the largest market in the five central wards, its available stock decreased by 8.6% month-on-month, indicating strong absorption. In Chuo Ward, new listings dropped by 65.0% month-on-month, while leases finalized surged by 72.3% month-on-month, reducing the available stock by 9.2% month-on-month, significantly tightening supply.

In the spotlighted 'Ichigaya-Kagurazaka' submarket, there were almost no new listings in May 2026. However, lease finalizations occurred consecutively, led by KS Building (740 tsubo) and THE PORTAL iidabashi (341 tsubo), causing a sharp reduction in available stock. With limited new supply, the absorption of existing spaces has tightened supply-demand conditions in this area.
