Singapore, April 9, 2026 – ESR, an asset owner and asset manager focused on the Asia-Pacific (APAC) region, today announced that it has secured an additional USD 850 million in equity capital. This will further strengthen its balance sheet and accelerate the execution of its long-term growth strategy in the logistics real estate and data center sectors.

This new investment was made by existing shareholders backed by some of the world's leading investors, strongly reaffirming their expectations for ESR's strategy, platform, and growth.

ESR has been advancing a strategic transition towards a highly focused and streamlined business entity to realize long-term growth as a group. As part of this, the company went private in July 2025 and has made significant progress since then. This fundraising is based on the results of these efforts, and the funds will be used to promote growth initiatives in ESR's logistics real estate and data center businesses.

ESR has also recovered over USD 2.0 billion since January 2025 through the sale of non-core assets and the recapitalization of its balance sheet. Through this, it is simplifying its portfolio and reinvesting capital into core growth areas.

With these initiatives, ESR has strengthened its structure to further expand its fund management and development platforms. It has also become possible to capture long-term tailwinds such as e-commerce growth, supply chain restructuring, and accelerated digitalization.

Comments from Phil Pearce, President of ESR:
'ESR has transitioned to its next phase of growth following the strengthening of our capital base and the selection and concentration of our platform. As global investment capital shifts to APAC, there is an increasing trend among investors to favor managers equipped with deeply rooted regional insights, clear strategies, and solid execution capabilities in a changing market environment.'

'Under such circumstances, I am very pleased to further strengthen our partnerships with some of the world's leading investors. The investors participating this time are more than just shareholders; they are long-term capital partners who support our entire platform. While increasing our focus on logistics real estate and data centers, we are working to accelerate development and fundraising, and driving sustainable growth in leasing, occupancy rates, and capital deployment. We will continue to focus on expanding our core businesses with a disciplined approach to deliver long-term value creation for our capital partners and customers.'

In its growth strategy, ESR aims to expand business opportunities in Mainland China, India, and Southeast Asia, centering on key markets such as Australia, Japan, and South Korea. Leveraging its strong relationships with institutional investors, the company partners with 12 of the top 20 limited partners in the global real estate sector, and has raised an average of USD 3.8 billion annually over the past five years based on investment policies in key sectors.

In the logistics real estate sector, demand continues to concentrate on modern, large-scale, and well-located logistics facilities close to consumption areas and major cities. ESR serves over 1,500 corporate customers and is advancing a development pipeline worth approximately USD 9.0 billion to meet changing customer needs. This provides new investment opportunities for our capital partners.

Furthermore, in the data center sector, a major strength is the ability to secure land and power in the early stages of development, leveraging the scale and deep knowledge of our platform spanning across APAC. This advantage supports a pipeline with a total capacity of over 3GW, which can be developed in phases in key growth markets.
