This project is part of a town development strategy undertaken by our group, which has steadily built a track record in the Chikuho area based on its foundational real estate business and has expanded its business throughout Fukuoka Prefecture by leveraging that expertise to solve local issues. It aligns with Iizuka City's "three-in-one" town development approach of "station area redevelopment," "corporate attraction," and "human resource development," and is positioned as an initiative that contributes to improving the value of the station area and enhancing urban functions.

In addition, new housing supply is progressing around the station, and an increase in demand for commercial and lifestyle convenience functions is anticipated along with the growth of the resident population.

Furthermore, since the opening of Yume Town Iizuka, there have been changes in the flow of people and daily life patterns throughout the area, including around the station. In response to these changes in the urban environment, our company decided to acquire this rare large-scale land in front of Iizuka Station. This acquisition is not merely a real estate purchase, but a strategic step towards enhancing future urban functions and improving regional value.

With a land area of 5,339.2 square meters (1,615.10 tsubo) and being a consolidated site adjacent to Yume Town Iizuka, it is a highly rare piece of land that combines the potential of both a station-front location and commercial concentration.

The land is zoned for commercial use, with a building coverage ratio of 80% and a floor area ratio of 400%, and has approximately 59 meters of frontage along a public road of about 11 meters width on the east side. Given these conditions, depending on its future utilization, this site has the potential to become a hub for new urban functions in Iizuka City, such as commercial, business, residential, and lifestyle convenience facilities. Our company aims to implement new value befitting the station-front area, starting with this land acquisition.
