Toyoko Inn Co., Ltd. (President and Representative Director: Maiko Kuroda, hereinafter "Toyoko Inn"), Mitsui & Co. Digital Asset Management Ltd. (President and Representative Director: Takashi Ueno, hereinafter "MDM"), and Mitsubishi UFJ Trust and Banking Corporation (President: Hiroshi Kubota, hereinafter "Mitsubishi UFJ Trust Bank") are pleased to announce the successful completion of the public offering and issuance of real estate security tokens (hereinafter "this Project") utilizing a trust scheme for issuing beneficiary certificates, backed by the real estate property "Toyoko Inn Nagoya Meieki Minami" (hereinafter "Target Real Estate") operated by Toyoko Inn. This project was realized through extensive discussions among the three companies on effective marketing strategies to achieve new fundraising using the Target Real Estate and to expand the fan base of Toyoko Inn through the issuance of security tokens.

1. Overview of This Project
This Project involves the creation of a trust for issuing beneficiary certificates, with the beneficial interest in the trust property being the real estate beneficial interest related to the Target Real Estate. The beneficiary interests have been digitized into real estate security tokens.
For the establishment and operation of this trust, MDM is responsible for the overall scheme design and product structuring, while Mitsubishi UFJ Trust Bank, as the trustee of the trust for issuing beneficiary certificates, manages the trust property and issues the beneficiary interests.
Toyoko Inn, as the operator of the Target Real Estate, plans to continuously offer accommodation benefits*1 usable at Toyoko Inn locations nationwide to investors in this Project. Investors will have the opportunity to directly experience Toyoko Inn's services and brand in addition to the value as a financial product, creating a design where investment and user experience are mutually linked.
This Project also serves as a marketing initiative for Toyoko Inn to create new touchpoints with customers. It aims to create new touchpoints with investors, build customer relationships throughout the operation period, and increase awareness among new customer segments.
*1 Accommodation benefits are planned to be provided based on agreements among the parties concerned and subject to various conditions. The content and conditions may change in the future, or the provision may be suspended. Accommodation benefits do not constitute part of the beneficiary interests and are granted at the discretion of Toyoko Inn, the operator of the Target Real Estate. Additional conditions set by Toyoko Inn may apply to the use of accommodation benefits.
