Regarding the memory market, Silicon Motion General Manager Goucha Chang stated that a structural shift is occurring in the memory market, and the supply gap next year is expected to be larger than this year.

Silicon Motion Technology Corporation signed a contract with Taiwan Railways Administration in 2021 to acquire the urban renewal project qualification for plot 732, section 2, Nangang District, Taipei City, and initiated relevant development work. This urban renewal plan was approved by the Taipei City Government in April 2025, and the construction permit was obtained. Today, the groundbreaking ceremony was held, attended by Silicon Motion Chairman Wallace Kou and Taiwan Railways Administration Chairman Cheng Kuang-yuan.

Silicon Motion stated that the new headquarters will cover an area of approximately 1026 ping (about 3390 square meters) and is planned to be a 23-story above ground and 5-story underground steel-frame office building. It will feature a curtain wall design and comply with green building, smart building, and seismic resistance standards, with an expected opening in 2030.

Silicon Motion stated that after the building is completed, it will be jointly owned by Taiwan Railways Administration and Silicon Motion in a 67% to 33% ratio. Silicon Motion will also lease Taiwan Railways Administration's share for a period of 20 years. The architectural plan also includes public welfare facilities, with parts of the first floor, the second floor, and the third floor to be provided to the University of Taipei.

As for the memory market, Goucha Chang said in an interview that memory product prices have surged 4 to 10 times from August last year to March this year, with smaller capacity products seeing higher increases. Memory manufacturers' revenue and profit are also expected to grow by 2 to 3 times.

Chang stated that a structural shift is occurring in the memory market. In addition to mobile phones and personal computers, emerging artificial intelligence will be a major driving force in the memory market.

Chang said that the memory market is in short supply this year, and driven by strong demand from cloud service providers (CSPs) and Chinese internet companies, the supply-demand gap may further widen next year.
