Breeze Group confirmed that the Breeze Nanjing store has downsized its footprint, vacating the 3rd and 4th floors at the end of April due to lease expirations. Operations are now concentrated from basement level 2 to the 2nd floor, with remaining lease terms set to align with the building's urban renewal timeline. Fubon Life Insurance, the primary owner, expects construction to potentially commence as early as 2027.

The Asia Pacific Building, situated in Taipei’s Nanjing East Road commercial district, is over 40 years old and houses both Breeze Nanjing and the ILLUME Taipei hotel. Fubon Life holds approximately 94% of the property rights, with KGI Life and Longheng Hotel holding minority stakes.

Fubon Life submitted its urban renewal application in September 2024, currently pending review. Market analysts note the property's prime location on Dunhua North Road. Huang Shu-wei, Director at Colliers International, suggests that reconstruction could transform the site into a high-end office landmark, enhancing the area’s commercial value and rental yields similar to other premium properties in the district.

In tandem with the changes, Breeze Nanjing is optimizing its floor space. The Japanese retailer Nishimatsuya will open its first Northern Taiwan store on the 2nd floor this August, while the Breeze Super market will relocate to basement level 2 with a focus on refined, compact service.
