TOKYO, JAPAN – AD WORKS Co., Ltd. (Headquarters: Chiyoda-ku, Tokyo; President and CEO: Toshiya Suzuki; hereinafter referred to as "ADW"), a subsidiary of AD WORKS GROUP Co., Ltd. (Headquarters: Chiyoda-ku, Tokyo; President and CEO: Hideo Tanaka) that promotes the income-generating real estate business, is pleased to announce that its jointly owned residential building "U residence Mukogawa," which underwent renovation, has obtained the CASBEE® Real Estate Assessment Certification "A Rank." Additionally, the commercial building "Namba Midosuji West," also renovated, has received a "★★★" (three stars out of six) rating under the Building Energy-efficiency Labeling System (BELS). Furthermore, "U residence Shimokitazawa," a jointly owned residential building developed by our company, has also achieved a "★★★" (three stars out of four) rating under BELS.
Moving forward, we will continue to promote initiatives for the realization of a sustainable society by clearly indicating the environmental performance of our properties and addressing social issues through businesses aligned with environmental needs. 1. What is CASBEE®? CASBEE® (Comprehensive Assessment System for Built Environment Efficiency) is a system that comprehensively evaluates building quality, including environmental considerations such as energy saving and the use of environmentally friendly materials, indoor comfort, and landscape considerations. CASBEE® has assessment categories such as Architecture, Detached Houses, Real Estate, Wellness Office, and Urban Development, depending on the assessment target. It also has five evaluation ranks (S, A, B+, B-, C) based on the evaluation level. 2. What is BELS? BELS (Building Energy-efficiency Labeling System) is a third-party evaluation system for the energy consumption performance of buildings. BELS indicates the energy reduction rate against the national energy conservation standards using a star rating. For evaluations targeting houses without renewable energy equipment, there are five evaluation levels (0 to 4 stars), and for houses with renewable energy equipment and non-residential buildings (regardless of the presence of renewable energy equipment), there are seven evaluation levels (0 to 6 stars). 3. Ensuring Sufficient Environmental Performance Through Appropriate Renovation and Management, Even for Buildings Around 30 Years Old ADW actively continues its efforts to obtain environmental certifications for renovated and developed properties. For "U residence Mukogawa," we achieved CASBEE® Real Estate Assessment A Rank by visualizing operational aspects such as waste management, in addition to excellent performance in energy and water consumption, and by incorporating plantings primarily of native species. For "Namba Midosuji West," energy consumption was reduced compared to before by converting lighting to LEDs during renovation, resulting in a BELS "★★★" (three stars) rating. Both properties are over 25 years old, but we were able to receive sufficient evaluations through renovation and appropriate property management. Additionally, "U residence Shimokitazawa" is a jointly owned residential building developed by our company, and its development plan ensured a certain level of energy performance from the design stage.
Moving forward, we will continue to enhance the value of real estate owned and developed by our group in line with environmental needs and obtain environmental certifications. By undertaking safe and secure renovation work, we strive to provide excellent income-generating real estate that meets user needs while addressing environmental issues. Property Overview
