Move-out estimates from management companies often list multiple repair items and costs, such as wallpaper replacement, flooring repairs, professional cleaning, and air conditioner cleaning. This web tool compares each item against the Ministry of Land, Infrastructure, Transport and Tourism's 'Guidelines for Restoration to Original Condition (Revised Edition)' and uses AI to calculate the appropriate cost for each item.

  • Residual Value Based on Depreciation: Calculates residual value based on equipment lifespan and duration of residence. For example, wallpaper (6-year lifespan) after 8 years of residence has a residual value of 1 yen, meaning no tenant burden for normal wear and tear.
  • Appropriate Cost Calculation: The fair cost calculated based on residual value, area, and unit price, clearly showing the difference from the charged amount.
