The service allows owners to start without purchasing property by using a sublease model.
JP NEST proposes a model where owners obtain subleasing permission from landlords to operate vacation rentals, eliminating the need for property acquisition. While purchasing a property requires tens of millions of yen in initial investment, the sublease model allows entry for a few million yen, including deposits and interior costs. The exit cost is also minimal, as it simply involves terminating the lease agreement.
JP NEST utilizes a proprietary national database of vacation rentals, visualizing occupancy rates, nightly rates, reviews, and revenue data on a map. Furthermore, their AI automatically simulates monthly revenue, occupancy rates, and annual ROI based on property conditions, allowing for data-driven decisions before signing contracts.
The service covers five areas in a one-stop shop: property selection, concept design, interior design, permit acquisition, and daily operations. By applying the expertise that earned their own properties Superhost status, they ensure high occupancy and ratings. With the Japan Tourism Agency reporting record-breaking numbers of inbound tourists, the demand for private lodging is expected to continue growing.
