Daiwa House Industry Co., Ltd. (Headquarters: Osaka City, President and CEO: Hirotsugu Otomo) has been developing the large-scale multi-tenant logistics facility (*1) 'DPL Tokyo Shinonome' (6 stories above ground, site area: 41,451.55㎡, total floor area: 150,468.16㎡ (*2)) in Koto-ku, Tokyo, since January 2024. The facility was completed on April 6, 2026.
*1. A logistics facility capable of accommodating multiple tenant companies.
*2. Equivalent to approximately 3.2 Tokyo Domes.
The newly completed 'DPL Tokyo Shinonome' will be occupied by Yamato Transport Co., Ltd. (Headquarters: Chuo-ku, Tokyo, President: Seiichi Awa). It will serve as one of the Yamato Group's largest integrated business solution bases, combining sorting, transportation, delivery, and logistics functions for their nationwide network.
Our group supports Yamato Group's logistics strategy by constructing over 100 logistics facilities and distribution centers, including the 'Kansai Gateway' (Ibaraki City, Osaka).
This facility is the largest urban logistics facility developed by our company in Tokyo. It boasts an excellent location near the city center, within a 5km radius of Tokyo Station, and is situated along a canal in the rapidly redeveloping Tokyo Bay area. It offers superior access to highway interchanges, international airports, and piers, providing a rich logistics infrastructure for land, sea, and air transport.
Furthermore, considering its urban location, we adopted gradient exterior panels and curtain walls (*3), and implemented eco-friendly and neighbor-conscious designs. These include soundproof walls along driveways and ramps, and an anti-glare solar power generation system to reduce reflected light.
In addition, on the south side of the site, we have established spaces open to the community. We built an assembly hall and public restrooms (*4) for local residents, as well as an open green space adjacent to the 'Koto Ward Shinonome Ryokudo Park'.
Moving forward, our company will continue to meet the increasingly sophisticated logistics demands in urban areas while promoting the development of logistics facilities that harmonize with the environment and local communities.
*3. Exterior walls developed to reduce the weight of the building itself and prevent window glass from shattering during earthquakes.
*4. Donated to Koto Ward upon completion.
● Key Points
1. Prime location ideal for urban logistics, situated in the heart of the city.
2. Integrated development with 'SHINONO-BA', a community contribution facility incorporating wooden architecture.
3. A logistics facility with high design quality and soundproofing, considerate of the surrounding environment.
4. Creation of a comfortable working environment for the employees of tenant companies.

'DPL Tokyo Shinonome' is the largest logistics facility developed by our company in Tokyo, a massive multi-tenant logistics facility located in the Tokyo Bay area. Capitalizing on its rare location within a 5km radius of central Tokyo areas like 'Tokyo Station' and the 'Ginza/Nihonbashi area,' it addresses the sophisticated and diverse logistics needs in urban centers.
Located approximately 1.5km from the 'Toyosu Interchange' on the Metropolitan Expressway Harumi Route, it offers excellent access to the three major ring roads in the Tokyo metropolitan area: the Metropolitan Expressway Inner Circular Route, the Central Circular Route, the Tokyo Outer Ring Road, and the Ken-O Expressway. Furthermore, it allows easy access to multiple arterial roads connecting to various parts of Japan, such as the Tomei Expressway, Joban Expressway, Tohoku Expressway, and Higashi-Kanto Expressway, making it an ideal location for wide-area distribution.
