Cosmos Initia Co., Ltd. (Headquarters: Minato-ku, Tokyo; President: Ryotaro Takachi), a member of the Daiwa House Group, is pleased to announce the completion of its new condominium development, 'Initia Soshigaya Okura' (Setagaya-ku, Tokyo; 34 units total), which has been developed as a flagship project for our 50th anniversary. Move-in for customers began on March 24th.

Designed with consideration for the Soshigaya Okura townscape, characterized by low-rise residences, we emphasized volume and layout that harmonize with the surrounding environment. We aimed for a building that would be naturally accepted not only by its residents but also by the people living in the town, creating 'architecture with space' that does not feel oppressive to the town, rather than building solely to the limits of the site.

・Utilization of existing wells, inheriting the memory of this land and usable in times of disaster.

This site was once a place where hot springs gushed and people gathered. To pass on this memory to the present day as a condominium, we have secured ample open space and rich greenery within the site and utilized the existing well, making it usable in times of disaster.

・Next-generation collective housing compliant with 'ZEH-M Oriented' standards.

Through performance planning that balances daily comfort with reduced environmental impact, we have created a building that enhances residents' quality of life while also responding to societal demands.

・Adoption of an 18-year cycle long-term maintenance plan.

By using highly durable materials in the condominium, we improve quality and achieve a longer cycle for major maintenance work (*). This helps reduce CO2 emissions during maintenance and lower maintenance costs.

*This applies when materials of equivalent performance to new construction are used appropriately. The cycle may change depending on the situation.

・Adoption of high-quality materials such as corner sashes extending to the ceiling and veneer flooring to incorporate light and wind.
