■ Background and Overview of the Initiative

This initiative has been progressively promoted since FY2023 as a project that aligns with our corporate stance of "not just selling and leaving" and "not leaving the operation and continuation of local communities solely to the community," within the framework of the "Next Generation Challenge."

In the Hibarigaoka Housing Complex area, community initiatives have continued to be led by residents, fostering area management and connections among residents even after development. However, as years have passed since the development, the increase in resident turnover has made the continuity of community leaders and activities a growing challenge.

In light of this situation, we aim to create a system where the value and relationships of the community are passed on even during the process of moving, by continuing to engage with the community through real estate brokerage.

■ Mechanism and Features Connecting Real Estate Brokerage and Local Community Support

In the area targeted by this initiative, the "Hibarigaoka Housing Complex Redevelopment Project" has been jointly advanced by real estate developers (including our company and three other companies) and the Urban Renaissance Agency (UR), working with residents on everything from town planning to area management. This was the first attempt in Japan at the time to adopt a PPP (Public-Private Partnership) method using a business partner system and is positioned as a pioneering example of area management in the redevelopment of suburban housing complexes.

We view the background of community development, the gradual transition of area management leadership to residents, and the activities that have supported the area's value as unique and important assets of this area.
