In Shizuoka Prefecture, our company is engaged in developing logistics facilities totaling 15 buildings with a total gross floor area of approximately 443,000 sq.m (*3), including 'DPL Shin-Fuji', 'DPL Shin-Fuji II', 'DPL Kakegawa', 'DPL Kakegawa B', and BTS-type logistics facilities (*2).
The recently commenced 'DPL Shizuoka Fukuroi' is located almost midway between central Tokyo and central Osaka, possessing high potential as a relay logistics hub connecting both areas. Furthermore, its easy access to the interchanges of the Tomei Expressway and the Shin-Tomei Expressway makes it a location where alternative routes can be easily secured in case of traffic congestion.
To enable loading and unloading without being affected by weather conditions such as rain or wind, this facility is equipped with indoor truck berths and shutters. In addition, vertical conveyers have been installed to maximize space within the facility, thereby improving the operational efficiency of tenant companies.
On the environmental front, the facility is designed to reduce environmental impact by installing a solar power generation system and aiming to acquire a 5-star rating under the Building-Housing Energy-efficiency Labeling System (BELS) (*4) and achieve the standards of Nearly ZEB (*5) or higher.
Going forward, our company will continue to actively propose BTS-type and multi-tenant-type logistics facilities to our customers.
*2. Abbreviation for Build to Suit; a logistics facility exclusively designed for a specific customer.
*3. As of February 28, 2026.
*4. The Building-Housing Energy-efficiency Labeling System, a system where a third-party evaluation agency assesses and certifies the energy-saving performance of new and existing buildings.
*5. Buildings that reduce standard primary energy consumption by 75% or more, combining energy savings of 50% or more with renewable energy.
● Key Points
1. Excellent location with superior traffic access
2. A multi-tenant logistics facility that meets the needs of tenant companies
3. Design considerate of reducing environmental impact to achieve Nearly ZEB
1. Excellent location with superior traffic access
'DPL Shizuoka Fukuroi' is located within a 1km radius (about 5 minutes by car) from the Tomei Expressway 'Fukuroi Interchange' and within a 10km radius (about 40 minutes by car) from the Shin-Tomei Expressway 'Mori-Kakegawa Interchange', allowing smooth access to both the Tomei and Shin-Tomei expressways.
Located approximately 230km from central Tokyo (Tokyo Interchange) and approximately 260km from central Osaka (Suita Interchange), it is situated almost midway between the two areas. Leveraging this geographical advantage, it holds high potential as a transportation node connecting the three major economic zones of Kanto, Chubu, and Kansai. It provides an optimal environment not only as a relay logistics hub for trunk transportation but also as a delivery base for neighboring urban areas.
2. A multi-tenant logistics facility that meets the needs of tenant companies
'DPL Shizuoka Fukuroi' is a 2-story multi-tenant logistics facility with a site area of 7,801.20 sq.m and a gross floor area of 8,002.15 sq.m, capable of accommodating a maximum of two tenant companies.
By providing shutters at the indoor truck berths, stable loading and unloading can be performed without being affected by weather conditions such as rain or wind, or dust intrusion. In addition, by installing vertical conveyers (in 2 locations) within the facility, warehouse space is maximized. This supports logistics operations that maximize the work efficiency of tenant companies.
3. Design considerate of reducing environmental impact to achieve Nearly ZEB
A solar power generation system (556.2kW) is planned to be installed on the roof of 'DPL Shizuoka Fukuroi'. Furthermore, the facility maximizes the building's energy-saving performance and realizes a reduction in energy consumption by aiming to acquire a 5-star BELS rating and achieve Nearly ZEB standards or higher. It is a facility considerate of reducing environmental impact by adopting water-saving appliances, automatic heating faucets, LED lighting throughout the building, and total heat exchangers.
● Our Company's Logistics Facility Business
Since its founding in 1955, our construction business has acted as a pioneer in industrialized construction, undertaking various commercial buildings such as manufacturing facilities, medical/nursing care facilities, and offices, while having built over 3,000 logistics facilities cumulatively to date.
Since 2002, we have launched 'D-Project', our unique logistics project that coordinates dedicated logistics facilities tailored to customers' business schemes, extending beyond the design and construction of logistics facilities to proposing optimal logistics locations and providing maintenance and management. Combining partners in various fields such as real estate and finance, we are developing logistics real estate solutions including corporate ownership, non-asset operations, and real estate securitization.
To date, under 'D-Project', in addition to the made-to-order BTS type which are logistics facilities for specific companies, we have developed the multi-tenant type which can accommodate multiple tenants in well-located areas and can quickly respond to short-term logistics needs, developing logistics facilities at 356 locations nationwide with a total gross floor area of approximately 14.57 million sq.m.
