Tokyo Gas Real Estate Co., Ltd. (President: Hiroshi Sato, hereinafter "Tokyo Gas Real Estate") is pleased to announce that the logistics facility "Stalia Isogo" (hereinafter "this property"), which has been under development in Isogo-ku, Yokohama City, Kanagawa Prefecture, was completed on March 31, 2026.

This property is the first logistics facility developed solely by Tokyo Gas Real Estate. Located in the coastal area of the Tokyo metropolitan area, it boasts excellent access to port areas and major logistics hubs within the city, as well as high connectivity to arterial roads, making it suitable for both urban and wide-area deliveries.

Furthermore, this property is a custom-built rental logistics facility (BTS type logistics facility*1) designed and constructed to meet the specific requirements of particular tenants. By meticulously responding to the needs of Nainai Nitto Co., Ltd. and Nissin Logistics Co., Ltd., who will occupy this property, Tokyo Gas Real Estate aimed to achieve both usability and safety through rational arrangement of warehouse and loading/unloading spaces, and optimization of inbound/outbound vehicle routes.

Under the Tokyo Gas Group's 2026-2028 Mid-Term Management Plan, Tokyo Gas Real Estate will promote the development of diverse assets, including logistics facilities, and the effective utilization of its land holdings, through real estate development that plays a part in urban business. Moving forward, while prioritizing sustainability and harmony with the surrounding environment, the company will continue to promote real estate development that supports social infrastructure, contributing to the enhancement of real estate value and the realization of a prosperous society.

1. Location Environment

This property is located in a coastal area close to the Yokohama Port area, approximately 1.3 km from the "Isogo" interchange of the Shuto Expressway Wangan Line, providing excellent access to port areas and major logistics hubs within the city. Furthermore, by leveraging its connectivity to arterial roads, it offers convenient transportation as a logistics hub capable of handling both urban and wide-area deliveries.

2. Facility Overview

This facility is a 4-story BOX-type warehouse*2 with 18 truck berths on one side on the first floor. The exterior design adheres to Yokohama Port's "Minato Color Plan," harmonizing with surrounding facilities while featuring a unique, high-quality, safe, and reliable grid design. Inside the facility, warehouse and loading/unloading spaces are efficiently arranged, and vehicle routes are clearly defined to improve both safety and operational efficiency.

Each floor has an effective ceiling height of 5.5m and a floor load capacity of 2.0t/㎡, ensuring sufficient storage capacity. For vertical movement, two freight elevators, two vertical conveyors, and two passenger elevators are installed, ensuring smooth vertical flow. Additionally, to meet diverse tenant needs, common spaces such as a lounge, rooftop terrace, driver's lounge, and outdoor benches are provided, creating a comfortable and user-friendly working environment.

Two revolution fans are installed on the first floor to create a large airflow throughout the space, contributing to condensation suppression and reducing the perceived temperature for workers in summer due to airflow. Foam fire extinguishing equipment is installed on the first and fourth floors, allowing for the storage of designated flammable materials. The second and third floors are designed as temperature-controlled warehouses, with the second floor operating at approximately 10℃ and the third floor at approximately 20℃.

3. Initiatives Contributing to Decarbonization and Resilience Enhancement

This facility actively engages in providing value in "decarbonization," "optimization," and "resilience" promoted by the Tokyo Gas Group. By introducing the "Solar Advance" solar power generation solution provided by Tokyo Gas Engineering Solutions, renewable energy is utilized, and ZEB certification is planned for environmental certification. Furthermore, the facility's equipment plan and infrastructure design enable business continuity even during disasters, with a 35-hour emergency generator installed.

Through these initiatives, the company aims to contribute to the realization of a sustainable society and enhance real estate value.
