This fund targets a next-generation edge data center project specifically tailored for AI inference, located in the Ome area (Takinoue-cho, Ome City, Tokyo). Under this fund, we will proceed with the design and the acquisition of building confirmation for these three buildings. Investors will provide the funds necessary for the land purchase, design fees, and building confirmation acquisition.

After completing the design and acquiring the building confirmation, the property will be sold as data center land, followed by dividend payments and principal redemption.
Regarding the subject land, we have already received a written response from TEPCO confirming that each data center building can receive approximately 2MW of power, fulfilling the most critical requirement for a data center construction site.

Short-Term Capital Gain Type Fund

This fund invites investment for the land purchase, design, and permit acquisition of three data centers. Upon the conclusion of operations, the asset will be sold as data center land to issue dividends and redeem principal. There are already several strong prospective buyers for this property, and specific business negotiations have begun. After purchasing the land, the buyer will act as the client to construct the data centers designed by us, holding and operating them as income-generating properties and depreciable assets.

Adoption of Priority-Subordinated Structure

In addition to the priority investments from investors, our company and parties designated by us make subordinated investments. If a principal loss occurs at the time of fund redemption, subordinated investors bear the loss first. Investors' principal may be impaired only if the loss exceeds the subordinated investment amount.
