### OME Data Center Project #02
### A capital gains fund aiming to sell the land and buildings after data center construction.

This fund is phase 2 of the previously offered TECROWD Fund No. 88 'OME Data Center#02' (hereinafter referred to as the 'old fund').

We will incorporate the land for which construction confirmation was obtained in the old fund into this fund, construct a data center, and sell the land and buildings by the end of the operational period. The target land will be operated by the old fund until April 20, 2026, and will be incorporated into this fund from April 21, starting new operations as phase 2.

* The old fund is scheduled for early redemption upon the establishment of this Fund No. 95.
Old fund investors will receive a separate early redemption notice.

## OME Data Center Project #02 Phase 2 Overview:

This fund invests in a next-generation edge data center project specializing in AI inference, located in the Ome area (Nishitama-gun, Tokyo).

We will use your investment for the acquisition of the land where the building will be constructed and for the construction costs of the data center. (Construction costs will be paid in installments at the start of construction and at the time of property sale. Please check the Return and Risk tabs for details.)

After the building is constructed, we will sell the land and buildings by the end of the operational period to provide dividends and repay the principal.
