Pre-Lottery Eligible Classes for Fund No. 100

Overview of TECROWD Fund No. 100 "OME Data Center#06 (Aome City Shinmachi 6-B)"

A capital gains fund aiming to sell the land and building after data center construction.

This fund is phase 2 of TECROWD Fund No. 89 "OME Data Center#03" (hereinafter referred to as the "Previous Fund"). We will reacquire and commence new operations on "Lot B," one of the two lots for which design completion and building permits were obtained in the Previous Fund.

A Next-Generation Edge Data Center Project Specialized for AI Inference

The investment target is a next-generation edge data center development project specialized for AI inference in the Ome area (Aome City Shinmachi).

Regarding the target land, we have obtained written confirmation from TEPCO that approximately 2MW of power can be supplied, and have completed the application, thus meeting the power supply conditions, which are the biggest hurdle in data center development.

A Short-Term Fund with a 9-Month Operation Period

After the fund is established, we will acquire the target land for which building permits have been obtained and construct the data center building.

The building is scheduled for completion around December 2026 to January 2027. We will aim for a better sale price by conducting sales activities while the data center is operational.

We have already started marketing and anticipate multiple promising potential buyers.

Adopts a Senior-Subordinated Structure

In addition to the senior investment made by investors, we and our designated parties will make subordinated investments. If the principal is lost upon redemption of this fund, the subordinated investors will bear the loss first.

Only when the amount of loss exceeds the subordinated investors' investment amount, the investors' principal may be impaired.
