Tokyo Tatemono Co., Ltd. and Tokyu Land Corporation announced that, as business partners, they have started construction on the 'Kita-Aoyama 3-Chome District Type 1 Urban Redevelopment Project' (Minato-ku, Tokyo, hereinafter the 'Project') on June 1, 2026, alongside the implementer, the Urban Renaissance Agency (hereinafter 'UR'). A ground-breaking ceremony was held today.

As part of the Tokyo Metropolitan Government's 'Kita-Aoyama 3-Chome District Town Development Project', this Project aims to comprehensively develop the areas along Aoyama-dori, a specified emergency transportation road, and the former site of metropolitan housing. It involves seismically retrofitting buildings, creating extensive green spaces, and establishing a hub for culture and trends.

This Project will develop 'Block B-1', a 38-story high-rise with a total floor area of approximately 178,000 square meters—the largest in the Aoyama area—comprising offices, a hotel, and retail facilities. It will also include 'Block B-2', a 3-story retail facility with a total floor area of approximately 2,000 square meters. Furthermore, a vast 'Forest Zone' spanning about 1 hectare will be created in conjunction with the preceding district.

The Project utilizes a business partner system, with UR as the implementer, and Tokyo Tatemono (representative company) and Tokyu Land as business partners. These partners are driving the project forward by acquiring reserved floors, advancing the business, attracting corporate tenants, and formulating management and operation plans for the entire facility. Tokyo Tatemono has also been selected as the hotel operator and will oversee its business promotion. Additionally, in the private sector project within the preceding district of the town development, Tokyo Tatemono acts as the representative company managing post-completion operations.

Through these initiatives, the companies aim to create a cultural and trendsetting hub that leverages Aoyama's local resources, developing a town that residents can take pride in and visitors will love.

● A Vast 1-Hectare 'Forest Zone' in the Heart of Aoyama

In the exterior areas of the Project, a vast 'Forest Zone' of about 1 hectare (including the preceding district) will be developed in a rare location close to Omotesando and Gaienmae stations.

The planting layout and tree selection for the 'Forest Zone' will be overseen by Landscape Plus Inc., similar to the preceding district. Following ecological and environmental research, the planting plan features native species that showcase seasonal changes, reflecting Aoyama's unique natural environment. This aims to serve as a relay point connecting large-scale green spaces like Meiji Jingu and the Akasaka Estate, contributing to improved biodiversity.

In the preceding district, a 100-year nurturing guideline has been established, with annual ecological surveys informing management plans. Numerous community events have been held, making the space a hub for interaction. The newly created 'Forest Zone' will not only offer a refreshing environment for office workers but also expand opportunities for cultural and artistic events, fostering interaction among workers, residents, and local businesses. It also addresses environmental issues such as urban heat islands.

● The Largest Building in Aoyama Offering Diverse Uses

Offices (Block B-1, Floors 3-37) & Amenities (Floors 4-5)

The standard office floors (7-37) offer one of Aoyama's largest floor plates at 2,800 to 3,100 square meters. The lower floors (7-10) will include subdivided spaces with balconies, creating a rich working environment overlooking the 'Forest Zone'.

Floor 4 will feature a lounge for office tenants, designed for rest and interaction while feeling the breeze and natural light. Floor 5 will provide flexible conference rooms and rental offices for short-term expansion needs.

Retail Stores (Block B-1, Floors 1-3; Block B-2, Floors 1-3)

These areas will gather dining and retail stores featuring terraces facing the 'Forest Zone', catering to various needs from daily use to special occasions.

Hotel (Block B-1, Floors 3-6)

A small luxury hotel will be established on floors 3-6, featuring rooms with balconies overlooking the 'Forest Zone', along with a restaurant and fitness center open to non-guests.

Cultural Exchange Hubs (Block B-1, Floors 1-3)

The 1st-floor event plaza, facing the 'Forest Zone', will host diverse events. A multi-purpose studio on the 2nd floor, accommodating about 180 people, is intended for press conferences and training. A gallery and a members-only library lounge will foster cultural exchange.

● Mid-to-Low Rise Design Supervised by Architect Yoshio Taniguchi

The mid-to-low rise section of 'Building B-1' is supervised by Taniguchi and Associates, reflecting the vision of architect Yoshio Taniguchi.

Based on the core philosophy of 'return to nature', the design aims for 'architecture as environment', offering a refined and calm aesthetic suitable for Kita-Aoyama.

The facade, featuring a translucent screen and clean lines, harmonizes with the cityscape while projecting a distinct presence. The entrance employs a portal frame structure iconic of Taniguchi's work, bringing expansiveness to the space.
