Takamatsu House Establishes "Malerich Research Institute"

Takamatsu House Co., Ltd., headquartered in Shibuya-ku, Tokyo, with Motohiko Fujiwara as President, established the "Malerich Research Institute." This institute aims to analyze and communicate the value of scarce urban land from multiple viewpoints. Its mission is to interpret land value through both artistic perspectives (culture, history) and scientific perspectives (station proximity, land appraisal data), thereby presenting what constitutes an intrinsically valuable location for customers. The institute's activities include observations based on history, culture, and urban transformation; verification through data analysis of factors like station distance and land prices; and dialogue projects with experts and cultural figures. Takamatsu House defines "Malerich" (稀立地) as a location possessing scarcity, convenience, and a good living environment, with overwhelming demand against limited supply. Its four components are asset value, culture/history, convenience, and living environment. The first content released is an interview with product designer Naoto Fukasawa, discussing unique perspectives on home selection and challenges in new home building. Takamatsu House, established in April 2019 as a new business company of the Takamatsu Group, specializes in wooden detached housing. It collects and refines over 2,000 residential land information items monthly, selecting only about 1% to provide intrinsically valuable locations. Through the Malerich Research Institute, Takamatsu House plans to share its insights on land value with society, fostering an environment where customers can make more informed housing choices.
