The aging of managed condominiums is progressing, leading to a rapid increase in demand for repair work in recent years. Smart Shuzen Co., Ltd. (Class 1 Architect Office) operates the "Smart Shuzen" repair support service for large buildings such as condominiums and offices. It provides estimation and construction support for a wide range of common area repair works, including large-scale repairs, elevator renewals, and intercom replacements, with monthly construction estimation value (case-based) reaching several billion yen. Through this alliance, Leben Community will optimize the content and costs of large-scale repairs and common area construction for properties it manages, based on property characteristics, using "Smart Shuzen." Leben Community, which performs building maintenance through daily management, and "Smart Shuzen," a professional in repair estimation support, will collaborate to achieve better customer experience and repair work. The service operation will involve marketing fees from businesses, totaling several percent for both companies, similar to the existing "Smart Shuzen" service. This alliance will not affect the use of "Smart Shuzen" by residents of Leben Community. When utilized, "Smart Shuzen" aims to enable condominium management associations and real estate owners without specialized knowledge to conduct fair transactions, unaffected by industry circumstances, as it currently does. Leben Community's Representative Director, Shinsuke Naka, commented that the alliance aims to increase options for management associations and owners to alleviate concerns regarding the transparency of large-scale repair work. Smart Shuzen's Representative Director, Kenjiro Toyoda, expressed his belief that the collaboration will enable management associations to conduct repair work at appropriate prices and quality. Smart Shuzen Co., Ltd. has a capital of 849,960,994 yen (including reserves) and is a corporate member of Keidanren (Japan Business Federation).
