SEKIYA RESORT, a company managing hotels and ryokan in Beppu, Oita Prefecture, will begin accepting reservations for the first phase of sales for its under-development hotel condominium, 'Rock & Steam,' on June 6, 2026.

Rock & Steam is a project proposing a new value proposition in Beppu, a famous hot spring destination: it is not just a place to stay, but a place to own.

Combining hotel comfort with the asset value of ownership, the project enables owners to use the units as their own bases while having them operated as hotel facilities during their absence, fostering a continuous connection with Beppu.

A hotel condominium is a real estate and lodging model where owners enjoy hotel services while holding the rights to the rooms. Owners can use their units for their own stays or have them operated as lodging facilities when vacant, balancing the utility of a second home with the operational benefits of a hotel.

Furthermore, the model includes a revenue-sharing mechanism where part of the hotel income is distributed to owners. While such projects have been gaining attention in resort areas, examples remain limited in mainland Kyushu, making Rock & Steam a pioneer for this new ownership and lodging model.

Inspired by Beppu's iconic steam and the powerful nature of its environment, the hotel features semi-open-air baths in every room, allowing guests to enjoy hot springs as part of their daily life.

Select rooms also feature saunas supervised by spa producer Mikie Sasano, providing a high-quality wellness experience. The facility will also exhibit works by globally active artists, including contemporary artist Sue Sunny Park and photographer Naoki Ishikawa, aiming to turn stays into an encounter with culture and art.

By fusing SEKIYA RESORT's hospitality know-how, Beppu's unique hot spring culture, and art, the project creates a one-of-a-kind stay value.
