Why are Japanese buildings vulnerable to summer heat? Towards developing "heat-blocking building materials" with Fukuoka University. Changing Japan's summer from Fukuoka. The dream of a construction company and a university challenging "heat-blocking building material development" ~ Seiko Estate & Development

Our company supports April Dream, an initiative to make April 1st a day for announcing dreams. This press release represents the dream of "Seiko Estate & Development Co., Ltd."

"Why are Japanese buildings vulnerable to summer heat?"

Seiko Estate & Development Co., Ltd. (Headquarters: Fukuoka City, Fukuoka Prefecture / Representative Director: Masatoshi Takagi), a construction company headquartered in Fukuoka City that directly contracts with real estate investors nationwide to support new apartment building investments and nursing home investments, announces its vision of "developing heat-blocking building materials for summer" through joint research with Fukuoka University, as a dream it wishes to realize, in conjunction with "April Dream" organized by PR TIMES.

In recent years, due to the prolonged intense heat, the cooling load on homes, apartments, and facilities has been increasing year by year. However, Japanese architecture has not sufficiently focused on "blocking summer heat" in terms of insulation performance. To address this challenge, we aim to create a new architectural standard where "the building itself prevents heat" through joint research with Fukuoka University.

■ The dream of developing "heat-blocking building materials for summer"

Our dream is simple.

"To create a world where buildings themselves block summer heat."

Currently, many buildings in Japan maintain comfort by relying on air conditioning systems. However, this also brings challenges such as soaring electricity costs, increased energy consumption, and greater environmental impact.

What if buildings themselves could block external heat? That norm would change significantly.

■ Why joint research with Fukuoka University?

Seiko Estate & Development is currently conducting joint research with Fukuoka University on new building materials and architectural structures.

The background to this is the following concerns:

- Japanese architecture is still weak in "summer heat shielding." - Due to global warming, summer heat will become even more severe in the future. - It is necessary to improve buildings from their very structure.

Representative Takagi states:

Masatoshi Takagi (Representative Director, Seiko Estate & Development Co., Ltd.)

As global warming progresses, I believe the role of buildings will change significantly.

Japanese architecture is still not sufficient in terms of blocking summer heat. For example, just as it is cool under leaves in nature, buildings should also be able to prevent heat through their "structure itself." I have long thought about whether such a mechanism could be realized as a building material. I believe this is not just technological development, but a means to solve social issues.

And I believe that if such technology spreads, it can reduce energy consumption, make people's lives more comfortable, and deliver value to people all over the world.

We are a construction company, but we believe that it is important not just to build, but to

how much value we have provided to society.

Sales are the "amount of gratitude" as a result. That is why, through this initiative, we want to spread value from Fukuoka to Japan and then to the world. That is our dream.

■ From Fukuoka to the world

This research is not just about developing building materials. It is also a challenge to social issues such as Japan's intense heat countermeasures, improving building energy efficiency, and contributing to environmental problems. Furthermore, we envision expanding the technology born in Fukuoka to all of Japan and then to the world.

■ The future Seiko Estate & Development aims for

As a construction company, we value three pillars:

- Providing valuable buildings to investors - Providing comfortable spaces to residents - Creating architecture that contributes to society

Within this, our current dream embodies our fundamental philosophy that "architecture itself becomes a solver of social issues."

"You can expand your assets through real estate investment with new apartment building investments in Fukuoka's suburbs!" Customer's challenge

"I consulted various real estate companies and construction firms, received property documents, and kept trying, but every bank refused to provide financing. However, the moment I brought market research materials and business plans based on Seiko Estate & Development and Mr. K's real estate investment strategy, the bank's reaction changed," says a customer who works as an office worker in Fukuoka City. She started real estate investment after a colleague's story, but after investing in two apartment buildings, banks refused to provide further financing, and she was stuck in expanding her investments.

However, after meeting Seiko Estate & Development, her investment life completely changed.

What is the "market-in thinking real estate investment strategy" that moved bank financing?
