Our company endorses April Dream, which aims to make April 1st a day for announcing dreams. This press release is the dream of "santas Inc."
Background: Beyond "Management," Spaces that Move the Heart.
In the past, project management (PM) in the architecture and real estate industries prioritized reaching a predetermined goal in the shortest possible time. However, in today's uncertain world, where change is constant, adhering to rigid plans risked exhausting the on-site teams and undermining essential value.
In a future where AI has maximized efficiency, AI instantly derives optimal solutions for meticulous schedule management and resource allocation. This frees up humans to focus on the context of the land, the deep desires of stakeholders, and "designing intangible meanings and experiences."
Architecture takes several years to build and, once completed, lasts for decades. That is why we have redefined architectural projects as "legacies for the next generation," to be passed down to clients, society, and future users.
"Project management can be freer. It can be more enjoyable."
The "excitement" and "sense of satisfaction" that arise during project progression. In an era where AI handles logical management, our earnest wish is to integrate uniquely human "sensibility" into management, bringing happiness to everyone involved in the project. We aim to realize such a future.
Our Initiatives to Date: Two PM Approaches that Create Uncharted Value
We have integrated creativity (the ability to envision ideals) and management (the ability to create a path to realization) as inseparable elements, building our unique methodology.
■ "Regenerative PM" born from Creative Management
"Creative Management" designs the process itself, developing optimal, unprecedented approaches. This has enabled the implementation of a "regenerative" value cycle that improves organizations and environments through projects.
Case Study: Technoflow One Headquarters Renovation Project
We developed a "hybrid design approach" combining agile and waterfall methodologies. This created a process that continuously "adapts" flexibly to situations. It received high acclaim both domestically and internationally, including the iF Design Award, Good Design Award, and Japan Sign Design Award Silver.

■ "Antifragile PM" guided by Management-driven Creation
"Management-driven Creation" fosters an environment where creativity can flourish, building mechanisms that enable stakeholders to actively demonstrate their creativity. This foundation allows for progress that transforms uncertain risks into "fuel for amplifying value."
Case Study: HAUN
In the co-living "HAUN" project, we participated as PMO and PM. While unraveling complex intentions with "logic," we established a learning loop to standardize on-site knowledge in real-time and connect it to the next phase. This "Antifragile" approach, which continuously evolves by leveraging "chaos," established a unique brand value in an opaque market environment and culminated in the Good Design Award for HAUN TABATA.

Future Initiatives: "Space Innovation" from Japan to the World by 2030
We aim to make this "Space Innovation" a global standard.
Dissemination of AI-Symbiotic "Antifragile & Regenerative" Management
Routine management will be handled by AI. Humans will design "meaning" and "context," spreading a culture worldwide that transforms even unforeseen circumstances into added value for projects. We will establish a next-generation management OS where efficiency and passion resonate.
Deployment of Japan-originated Emotional PM Model
In addition to conventional numerical management, we will deploy an emotionally rich, high-value-added management method that cherishes Japan's unique concepts of "Ma" (space/pause) and "Kibi" (subtlety). We will establish a brand worldwide where "if you rely on santas, you can co-create the best experience."
Realization of Rich Space Creation
Office relocation, urban development, new business development. Through all projects, we will continuously create "rich spaces" where people's sensibilities are sharpened and new vitality is born. Spaces themselves heal and inspire people. We will continue to design a society overflowing with places imbued with such "joy of co-creation."
The excitement unique to humans, beyond mere efficiency. santas will continue to be a companion for enjoying this era without fixed answers to the fullest.
