Key Points of This Project
Sanko Estate selected and brokered a whole-building rental property that met the rare requirements of "prime location in the Yamanote Line area," "capable of installing CT, MRI, and surgical support robots," and "accommodating the entry and exit of animals."
The Sanko Estate Project Management Department participated in the construction phase. They oversaw regular meetings with over 20 companies and approximately 50 participants, achieving a swift opening approximately one year after the start of the meetings.
Advanced medical equipment such as surgical support robots, MRI, and CT have been introduced with the concept of "Japanese veterinary medicine aiming for world standards" and "highly transparent, open veterinary medicine."
Background: Advancement of Pet Healthcare and Rarity of Special-Purpose Properties
The number of pet dogs and cats in Japan is approximately 15.95 million, exceeding the number of children under 15 (approximately 13.66 million *as of 2025*). With pets living longer as family members, the demand for advanced medical care for various diseases such as cancer, heart disease, and kidney disease is increasing. However, there are not many properties capable of accommodating large and advanced medical equipment like CT, MRI, and surgical support robots. In particular, properties that simultaneously satisfy the conditions of "prime urban location," "allowing for the entry and exit of animals," and "capable of installing medical equipment requiring weight, power, and shielding" are rare, and the Anicom Group had been searching for a suitable location for a long time.
Sanko Estate's Support
● Selection and Brokerage of a "Whole-Building Rental" Property Meeting Rare Requirements
Leveraging its experience in supporting the relocation of the Anicom Group's facilities, Sanko Estate proposed a whole-building rental property just a few minutes' walk from Shinagawa Station on the JR and Keikyu lines. Renting the entire building ensured flexibility in interior modifications, enabling large-scale renovations for a medical facility. The proposal was based on a balance of location, cost, and renovation freedom, including the fact that the property was larger than the desired area but had a relatively lower rent.
● Project Management Overseeing Over 20 Partner Companies
Sanko Estate's Project Management Department participated to address the challenges of selecting specialized vendors and managing overall schedules and costs. They managed the project, which involved over 20 companies and approximately 50 people, by dividing responsibilities for overall schedule and cost management, technical support, and on-site coordination. By conducting proactive consultations and operating sub-committees to organize issues in advance, and by making the regular meetings a forum for client confirmation and approval, they achieved a swift opening approximately one year after the meetings began.
Features of the Completed Facility: Design Emphasizing Transparency and Brightness
In line with the concept of "highly transparent, open veterinary medicine," the design incorporates elements that are gentle to both humans and animals.
2nd Floor Left - Operating Room / Right - Observation Room Area: Designed to observe surgery with a surgical support robot from the observation room.
1st Floor MRI Room: A symbol of "transparency," allowing observation of the room from the outside through a window.
<Comments from Staff>
Daisuke Yokoyama, First Sales Department, Sanko Estate
"Although the property was larger than the desired area, the rent was relatively affordable, and renting the entire building allowed for free interior modifications. Most importantly, it's in a prime location just a few minutes' walk from Shinagawa Station on the JR and Keikyu lines. I felt it was a property worth introducing, so I immediately recommended it."
Koyuki Makino, Project Management Department, Sanko Estate
"Managing a project for an animal hospital was a first for our company. I focused on proactive handling to ensure that each cooperating company could achieve its target schedule and drove the project forward. By making the regular meetings a place for confirmation and approval, we were able to achieve construction within a tight schedule."
