[Branch Manager's Perspective: Yoichi Sekine, Sendai Branch Manager] Demolition has begun for the '(Tentative) Sendai City Aoba Ward Honcho 1-chome Project,' a redevelopment surrounding the 'Daiichi Nihon Office Building' facing Hirose-dori. A large-scale building with 14 floors above ground and one basement floor is planned, with completion aimed for 2030. Available space of significant size around Sendai Station remains limited. Although completion is four years away, new future supply is expected to remain low, making it a noteworthy project currently under construction.
[Sendai City All-Size Buildings: Vacancy & Potential Vacancy Rates] The vacancy rate fell 0.23 points from the previous month to 5.10%, declining for two consecutive months. The main factors for the decline are the absorption of vacancies through in-building expansion and the opening of branch offices, primarily in large-scale buildings in major areas. The potential vacancy rate was 6.78%, down 0.05 points from the previous month. While tenant movement is mainly concentrated in small-scale areas and does not show the same intensity as the Tokyo metropolitan area, demand remains solid.
[Sendai City All-Size Buildings: Asking Rent & Vacant Area] The asking rent rose by 56 JPY/tsubo from the previous month to 12,148 JPY/tsubo. It has increased for two consecutive months, and rents continue to hover around 12,000 JPY/tsubo.
