Yodoyabashi Gate Tower, completed in December last year, has successfully attracted tenants by absorbing demand from companies relocating from their own buildings or consolidating from nearby areas. Its huge floor plate of approximately 1,100 tsubo (approx. 3,630 sqm) is seen as a strong appeal. Going forward, with no plans for new buildings with floor plates exceeding 500 tsubo, existing buildings with large floor plates are likely to attract significant attention once vacancies become available. Osaka City Large-Scale Building Vacancy Rate & Potential Vacancy Rate

Vacancy Rate Declines for 3 Consecutive Months; Chuo Ward Sees Significant 0.7 Point Drop

The vacancy rate decreased by 0.26 percentage points from the previous month to 2.38%, marking a decline for the third consecutive month. The absorption of significant vacant spaces in new buildings is the main contributing factor to this decrease. By area, Chuo Ward saw a substantial decrease of 0.7 percentage points compared to the previous month. The potential vacancy rate decreased by 0.22 percentage points from the previous month to 4.09%.

The sense of scarcity is intensifying, and an increasing number of tenants are postponing relocation plans due to the lack of properties that meet their desired conditions.
