1. "Management" of Handover Documents

The first task to address in a board handover is the transfer of documents and official seals. "Storage" and "Management" of documents are similar but distinct concepts. It is not uncommon for condominiums to have important documents piled up in a disorganized state. The handover process is often the time when the loss of documents or keys is first discovered.

2. Handing Over the "Background" of Business Plans

When handing over business plans, it is important to convey not only the agenda items but also the background and history behind the formulation of those plans. If the history is not sufficiently handed over, the new board may end up restarting discussions from scratch without knowing the previous board's considerations. This not only wastes time and effort but can also render the achievements built by the previous board meaningless. Furthermore, such situations can escalate into finger-pointing between the outgoing and incoming boards, potentially becoming a factor that worsens relationships among residents.

3. Handovers with an Eye on Legal Revisions

In April, revised condominium-related laws, centered on the Act on Building Unit Ownership, will be enforced. Additionally, the Standard Management Bylaws were revised in October 2025. With the revision of the Standard Management Bylaws, reviewing management bylaws has become an urgent issue for many condominiums. This fiscal year, it is particularly important to ensure that the critical task of reviewing bylaws is reliably handed over to the new board.
