Re-grit Partners Inc. (Headquarters: Chiyoda-ku, Tokyo; President & CEO: Satoshi Yamaki; hereinafter referred to as "the Company") is pleased to announce its membership as the first Japanese company in the "RealEstateCore Consortium" (Headquarters: Stockholm, Sweden), an international non-profit consortium promoting "RealEstateCore (REC)," an open data ontology standard for real estate data.

■ Significance of this Membership

While the advanced utilization of AI demands cross-sectional integration of real estate and building data, data standards are not sufficiently developed in the Japanese real estate market, and system fragmentation acts as a bottleneck for AI implementation.

Through this membership, the Company will contribute to promoting real estate data standardization, developing AI utilization infrastructure, and enhancing urban data collaboration in the Japanese market.

■ What is RealEstateCore (REC)?

RealEstateCore (hereinafter "REC") is an open data ontology for describing the naming and classification of real estate data using a "common language." Born in Sweden in 2017, its adoption is rapidly expanding, particularly in Europe, within the smart building and smart city domains.

REC's most significant feature is that it was developed primarily by real estate owner companies and research institutions, not vendors. Traditionally, real estate data such as air conditioning, lighting, security, energy management, and contract management were structured in different data formats by each vendor, making interoperability difficult. REC enables cross-sectional integration of data even between different vendors, not only freeing users from vendor lock-in but also making AI utilization and advanced analytics a reality.

REC does not replace existing industry standards such as BIM/IFC, Brick Schema, and Project Haystack; instead, it serves as a common platform that "bridges" them. It is also officially aligned with the W3C Building Topology Ontology (BOT) for describing building spaces. Furthermore, it is designed based on semantic web technology, providing a foundation for advanced data utilization, including AI and machine-to-machine (M2M) communication. It has also been adopted as the official ontology for Microsoft Azure Digital Twins.

■ Social Issues Solved and Value Provided by REC

The real estate industry is currently at a major turning point due to the evolution of AI.

From previous applications centered on visualization and recommendations, we are moving towards "Agentic AI" – that is, an evolution from "analyzing AI" to "executing AI."

This change not only streamlines operations but also has the potential to redefine building operations and even the decision-making process of building management itself.

However, for AI to truly demonstrate its value, the existence of a high-quality, standardized data infrastructure is a prerequisite.

REC integrates fragmented real estate data and building equipment data, functioning as a common language that aligns meanings across different systems. This creates an environment where AI can make autonomous judgments and execute actions based on reliable data.

Furthermore, until now, real estate data (building space, contract information, operational data, etc.) has been siloed individually, and cross-industry data utilization has been limited, confining AI applications to "visualization" and "analysis."

By connecting real estate data and building equipment data through REC, it is expected that the industry will evolve from a utilization model focused on visualization and analysis of building equipment to a next-generation operational model that handles management-level advancements, including profitability, occupancy rates, and energy optimization.

■ Connecting to Smart Cities — From Buildings to Districts, from Districts to Cities

REC has high compatibility with NGSI-LD (urban data standard). Therefore, future integration with NGSI-LD could enable seamless expansion into smart city power grids (urban OS), allowing for the optimization of energy supply and demand not just for individual buildings but for entire cities.

■ Re-grit Partners' Role — Strongly Leading the Japanese Market

The Company is a consulting firm with Japan's only specialized team for Smart Building MSI (Master System Integrator).

In each phase, specialists with diverse expertise, including strategy consultants, first-class architects, facility designers, IT architects (BIM, AI, cloud, etc.), and project managers, work as one team to lead the implementation and popularization of REC in the Japanese market.

Taking this membership as an opportunity, the Company will promote the following activities:

  • Promotion and awareness activities for REC in the Japanese market
  • Implementation support for REC-compliant projects
  • Creation of Japan-originated use cases and best practices

Our Vision for the Future

Connecting not just individual buildings, but with districts and cities. Utilizing data freely, AI autonomously optimizes buildings. We aim to realize a market structure where real estate owners and operators can select and integrate technology, rather than being constrained by vendors. Through the widespread adoption of REC, the Company will strongly lead open data collaboration in Japan's real estate and smart city domains.

■ Welcome from the RealEstateCore Consortium

"As the real estate industry enters an era of AI-driven building operations, the need for a common data foundation has never been greater. We are delighted that Re-grit Partners has joined the RealEstateCore Consortium as our first member in Japan — a market of immense strategic importance. Their commitment to open standards and cross-disciplinary expertise make them an ideal partner to bring REC to the Japanese market, and we are confident this will accelerate the industry's readiness for the next generation of intelligent buildings."

— Dr. Erik Wallin, Chairman, RealEstateCore Consortium
