Announcement of the Opening of Indoor Self-Storage "Keypit Ikegami-Kugahara"

Palma Co., Ltd. (Headquarters: Chiyoda-ku, Tokyo; President and CEO: Junichi Kimura) is pleased to announce the opening of the indoor self-storage facility "Keypit Ikegami-Kugahara" (Ota-ku, Tokyo) on March 19, 2026. This facility was jointly developed with Mitsubishi Estate Co., Ltd. (Headquarters: Chiyoda-ku, Tokyo; Representative Executive Officer and President: Atsushi Nakajima).

This project is a joint venture aimed at expanding storage services as a new living infrastructure in urban areas, and it is Mitsubishi Estate's first full-scale entry into the self-storage sector.

In recent years, as housing in urban areas has become more compact, it has become difficult to complete storage within the dwelling unit alone. Furthermore, against the backdrop of increasing demand for distributed storage of disaster preparedness supplies, seasonal items, and hobby goods, self-storage is expanding its role from a mere storage service to a living infrastructure.

In this joint project, we aim to build a new standard model for urban self-storage by integrating Mitsubishi Estate's development know-how with Palma's operational know-how and industry network.

Palma, as an industry platform company providing services to approximately 450 self-storage operators and over 135,000 contracts, has built an integrated operational model encompassing guarantees, operations, and DX. Palma will be responsible for the operational management of this facility after its opening.

■ Features of "Keypit Ikegami-Kugahara"
This facility is located a 9-minute walk from "Ikegami" Station on the Tokyu Ikegami Line, along National Route 1 (Daini Keihin), offering excellent visibility and vehicle accessibility.

The surrounding area is a residential zone with a concentration of condominiums and detached houses, and as the supply of newly built, single-building self-storage facilities is limited in this region, demand from individual users and demand for switching from existing facilities are anticipated.
