one building Inc. (Meguro-ku, Tokyo, hereinafter 'one building'), which promotes DX in the construction industry, has launched the 'Energy Saving Review WEB Service (Apartment Edition)' in response to strong user demand, as a new addition to the free 'Energy Saving Review WEB Service' previously offered for non-residential buildings and widely used by many designers. This new service can be completed entirely on the web, without the need for BIM.

This service offers all essential functions for streamlining the complex energy-saving calculations for apartment buildings completely free of charge. Simply upload your existing floor plan PDF, and AI (Google Gemini AI) will automatically extract floor plan information. By combining this with a database of actual building material product data, it achieves significant efficiency improvements. It visualizes the tedious, repetitive calculations for each unit type, orientation, and floor on the web, simultaneously resolving the cost and workload burdens for design professionals due to regulatory changes.

Background and Objectives of Service Development

[Market Trends and Challenges] Increased workload due to regulatory changes, coupled with the 'cost burden' of outsourcing and software adoption, is straining management.

Following the expansion of mandatory energy-saving standards in April 2025, energy-saving compliance has become mandatory for all apartment buildings (mansions, apartments, etc.). However, energy-saving calculations for apartment buildings are extremely complex compared to non-residential buildings due to the 'repetitive calculations for each unit type, orientation, and floor.' Management using Excel has reached its limits.

Furthermore, 'outsourcing costs ranging from tens of thousands to hundreds of thousands of yen per project' and 'high costs for adopting BIM and energy-saving calculation software' have become new challenges in design sites.

In addition to the vast time loss and risk of input errors due to manual work, this 'cost barrier' is currently having a significant impact, especially on small to medium-sized architectural firms and construction companies.

[Problem Solving] Achieving 'overwhelming efficiency' and 'zero cost' simultaneously. Providing cutting-edge simulations to all designers.

To address these issues, we have adapted the highly successful 'web-based, completely free' business model of our existing non-residential service to apartment buildings (RC structures).

We offer powerful features such as automation through AI floor plan analysis, integration with manufacturer product databases, and visually intuitive display of specifications and performance by unit type, all at no initial or monthly cost (free).

This allows for early assessment of energy-saving standard compliance from the initial design stages and smooth review of improvements, without incurring outsourcing or software purchase costs.

It integrates with the 'Program Compliant with Energy Saving Standards for Housing (https://house.lowenergy.jp/),' enabling accurate calculation and evaluation of the BEI (Building Energy Consumption Performance Standard) for each unit in compliance with the Ministry of Land, Infrastructure, Transport and Tourism's energy-saving standards.

Features of the 'Energy Saving Review WEB Service (Apartment Edition)'

~ All these advanced features are 'free.' No BIM required; smart apartment calculations powered by AI and the web ~

This service is a free support tool that allows for the completion of all processes for energy-saving calculations and BEI calculations for RC apartment buildings (joint housing) within a web browser.

A free energy-saving review web service (Apartment Edition) that completes all processes for RC apartment building energy-saving calculations and BEI calculations within a web browser.

[Feature 1] No additional charges. All major functions are 'completely free.'

All core functions necessary for energy-saving review, from AI analysis and product database integration to batch calculations and Excel integration, are available for free. You can perform simulations for any number of buildings and any number of times without worrying about costs.

[Feature 2] Reduce manual input with 'AI Automatic Floor Plan Analysis.'

Simply upload a floor plan file (PDF, JPG, PNG format), and the AI will automatically extract the total floor area of the units, the area of each room (categorized into main rooms, other rooms, and non-residential areas), and the orientation and area of exterior walls and openings (windows, doors). This significantly reduces manual input effort and lowers the risk of input errors.

The extraction results can be reviewed and corrected on a review screen.

[Feature 3] Reduce individual specification research with the manufacturer product database.

Actual product data is stored within the system as a 'Manufacturer Product Database.'

Designers can simply select products on the screen, and the specification values required for energy-saving calculations will be automatically reflected, eliminating the need for catalog searches or manual transcription of numerical data for individual products.

Product information from YKK AP Inc. is specified.

For this release, product information for openings has been specified in cooperation with YKK AP Inc. The stored product data is planned to be expanded sequentially.

[Feature 4] Visual management with 'Specification and Performance List Display by Unit Type.'

Color-coded display for energy-saving standard achievement, guidance standard achievement, and non-compliance.

Adopting a visually intuitive specification with a 'Specification and Performance List Display by Unit Type' that mimics the building's cross-sectional structure.

The exterior performance values, BEI values, and standard compliance status (achieved/not achieved) for each unit type and floor are displayed in color, allowing for easy identification of units that do not meet the standards and smooth review of settings and improvements.

[Feature 5] Bidirectional Excel integration with the official program.

Supports advanced integration with the 'Program Compliant with Energy Saving Standards for Housing.' It links with various calculation programs (*), allowing you to download input data from this service in Excel format (exterior wall input sheet format) and also upload existing exterior wall input sheets (Excel files) to import data.

This flexible operation allows for detailed editing in familiar Excel, followed by re-uploading to reflect changes and confirm adjustments, without disrupting the existing workflow.
