(Head Office: Chiyoda-ku, Tokyo; President & CEO: Jiro Arashi), Mitsui Fudosan Residential Co., Ltd. (Head Office: Chuo-ku, Tokyo; President: Toru Kamimura), Daiwa House Industry Co., Ltd. (Head Office: Kita-ku, Osaka; President: Hiroshi Otomo), Sogo Josho Co., Ltd. (Head Office: Minato-ku, Tokyo; President: Eiji Umetsu), and Tōhō Real Estate Co., Ltd. (Head Office: Chiba City, Chiba Prefecture; President: Hirofumi Aso)—announced the opening of the "Nishi-Chiba Campus Park," an approximately 12,000 sqm space, on July 1, 2026 (Wed). This park is part of the large-scale mixed-use development district "Chiba Gakubi no Mori" (hereinafter "This Development"), being promoted on a portion of the former Nishi-Chiba Campus site owned by the National University Corporation, The University of Tokyo (hereinafter "The University of Tokyo"). The "Nishi-Chiba Campus Park" will feature a pedestrian walkway with a maximum width of approximately 12m running north-south through the area, along with multiple pedestrian-only paths, creating a walkable town open to the community.

1. About the Large-Scale Mixed-Use Development "Chiba Gakubi no Mori"
This development is a large-scale mixed-use project jointly promoted by six real estate development companies on approximately 75,000 sqm of the former Nishi-Chiba Campus site. The project aims to form a new community of approximately 1,300 units and 2,600 residents by developing condominiums, detached houses, serviced residences for the elderly, student apartments, commercial facilities, complex facilities, and nursing care facilities.
Under the urban development concept "Lifetime Academia ~A town where you can learn throughout your life.~," we are promoting the creation of an educational town where diverse generations can grow together through new experiences and encounters.

2. Opening of the Approx. 12,000 sqm "Nishi-Chiba Campus Park" and Urban Development Through Public-Private-Academic Collaboration
The approximately 12,000 sqm "Nishi-Chiba Campus Park," a large open space located at the center of the development area spanning university and park grounds, commenced operation on July 1, 2026 (Wed). This facility comprises the "University Plaza" within the Chiba University campus and Chiba City's "Yayoi-cho Park." It will be developed and operated under public-private-academic collaboration with Chiba University and Chiba City by the "Chiba Gakubi no Mori Management Council." Furthermore, multiple pedestrian-only paths, including the north-south pedestrian flow through the area, have opened, forming a walkable space open to the community.

3. Spatial Design Supporting "Urban Development for Natural Health" Through Joint Research with Chiba University's Center for Preventive Medicine
This development aims to realize a "borderless connected town" by reflecting three codes: "Architect Code," "Landscape Code," and "Wellness Code." Regarding the "Wellness Code," we aim to create a "town that naturally supports health" based on joint research with the Health City and Spatial Design Lab at Chiba University's Center for Preventive Medicine. Based on the center's expertise, we have formulated the "NISHICHIBA WELLNESS CODE," consisting of five perspectives: "Learn, Move, Nurture, Relax, Connect," and have reflected it in the spatial design of the entire district. Based on this code, we aim to improve physical, mental, and social well-being by creating an environment that naturally encourages physical activity and interaction for residents and the local community in their daily lives.
Around the Nishi-Chiba Campus Park, based on the "Move" code, we have incorporated elements that encourage physical activity, play, and exercise. By adding subtle patterns to the pavement and including markings that serve as exercise benchmarks, we have created a spatial design that makes people want to move their bodies and a walk rally system that promotes health while walking enjoyably.

4. Community Building Based on Continuous Use
The Nishi-Chiba Campus Park plans to host the running event "parkrun" as a community participation initiative. Through programs that can be joined by a wide range of generations, from children to the elderly, it will contribute to health promotion, community building, and regional revitalization. This facility aims to be a "town that grows while being used," going beyond mere park development.
5. Development Progress
The condominium Phase I, "Nishi-Chiba Residence Avenue," has been selling well since its launch and has achieved high sales performance along the Sōbu Line. Additionally, the supermarket "Kasumi Nishi-Chiba Store" opened in May 2026. Serviced residences for the elderly "Oucas Nishi-Chiba" and student apartments "The Park Hive Nishi-Chiba" are also scheduled to be rolled out sequentially, promoting the development of a town where diverse generations live together.
Moving forward, we will continue to collaborate with regional stakeholders and disseminate information towards the town's opening in spring 2027. Through this project, we aim to become a model case for new large-scale mixed-use developments in the suburban areas of the Tokyo metropolitan region.
